Hi @sophie0lm Congrats on the developments in this plan. It's working much more successfully for the orientation of your site. It's great to see you've taken on feedback and pushed the design to improve it. A few observations: 1. I agree with comments about the study nook. I would make that a storage cupboard for umbrellas, shoes etc for leaving and departing at the front door. 2. The view both into the master bedroom and guest toilet from living areas is not ideal. I would suggest turning the toilet room 90 degrees clockwise (so it's long wall runs along the back of the stairs). You should be able then to have a more private entry to the toilet and master bedroom - and I would even suggest having the internal entry from the garage at that point as well, so that cleans up your entry hall. 3. I would consider pushing to improve the whole WIP / Laundry / Linen arrangement. The WIP is quite detached from the kitchen. There may be something in mirroring the whole kitchen - so the entry to the WIP is then where the fridge is, and it sits behind the kitchen, rather than off to the side. The linen will then sit where the WIP, and having a solid wall to the deck so you can not see into these service areas from your deck and living space. 4. I would also suggest putting a wall up along the back of the stairs upstairs so the rumpus can double as a fourth bedroom. The house was in the best street, the pictures were immaculate... heaps of people came to view ....the moment you reached the front door the smell of curry was so strong that some people started coughing. I was not deterred and inspected the entire house and it was even better than the pictures but the smell of curry was extremely strong in open kitchen area. Apparently it is almost impossible to get rid of the smell once it's that bad without major work.

Hi oklouise, thank you again so much for your suggestions to help me reflect on my choices! The great thing about this whole process is that it has really helped me clarify my must haves/dealbreakers and nice to haves. Key elements that I don't want to forego are: 1) a "master suite" with large WIR + private ensuite+ direct private garden access/views. The current northern bedrooms are elevated and do not allow these elements and better suited to small kids as no external doors and can be eyeballed from the kitchen. 2)The kitchen must be the heart of the home and connected to all living spaces so the host never feels disconnected from guests & can watch kids from almost any living space.I attended a party last weekend which had the kitchen blocking the living room from the outdoor space and the host commented they regretted it after renovating. 3)The dining room must be an end destination vs a corridor so it does not become a dumping grounds for bags, mail & everything else as the nearest flat surface to the entry point. 4) All new bedrooms must also be min 3 -3.2M wide on the narrowest side for me to justify them. 5) I reviewed all my lookbooks and tear sheets pulled to date and its a clear pattern that I want my 'adult' living and dining/entertaining spaces connected to the rear garden preferably wrapping l-shape round a deck or courtyard garden. In a sense 'broken' vs open plan but still visible through glass etc. 6) I would not be prepared sacrifice the prime N/NE aspect with utility rooms. 7) I don't wish to place a verandah at the front as it will never be used except extra maintenance and can create shading in summer via other methods. 8) capacity to rent out room with private living quarters. There are many splitter blocks in my area and I don't need it to operate as legal dual occupancy. 9) single level living -no second story bedrooms etc. 10) separation of main bedrooms when renting out section of house Phew....I think thats most of the checklist criteria I have been working to. Still think tanking the street appeal/front facade style but its probably leaning toward lux byron bay beach cottage meets modern coastal with some retro elements to hint at the history of this 1950s house!

I should have allowed a little more width for the fridge gap, as the theory didn't quite translate in practice: on the plans I allowed the minimum of 20mm either side of fridge, but ended up with only about 13mm (was not fun getting the fridge in!). So my suggestion is to make sure there is 50mm either side of fridge. eg the fridge space is 1000mm wide for french door fridge around the 900mm mark. Even so, my doors do open fully (vegie drawers slide out unobstructed), as the doors themselves sit forward of the nib wall on the right. If your fridge space is wider, you won't need to sit the fridge out the full thickness of the doors, which may look more streamlined. But make sure you allow for 50mm space at the back of fridge. This will decide the depth of your nib wall. I calculated mine as 50mm plus the depth of the fridge to the start of the doors. You might prefer to make it a bit deeper, as the doors have more room to open due to the extra width of the space. It isn't annoying having the door opening over the pantry entry. It isn't often that someone wants to get to the pantry at the exact moment someone else opens the fridge. Even if that happened, you could get past if you couldn't wait: Good luck with your renovation! Because you can't be on site, I would always factor in more wiggle room.
