Comments (20)Changes cost an absolute bomb so consider your modifications carefully Joy. Looking at both plans you've not altered the design much rather you've moved rooms around whilst trying to retain the original content. Some rooms appear less usable as a result. The #2/bed/study is one, seems too small, even the guest bed seems smaller and it didn't appear large to begin with. Without room dimensions it's a bit tougher to make comments however. I wonder why you made the guest bathroom a powder room given the location is such that it won't be used as frequently as the bathroom off the main living area? Sure put the doorway into the guest room so the bathroom can service the bed/study too but don't lose the shower up there. Nothing worse for guests than having to pad through the main living area in their pj's to the shower or worse with a towel wrapped around their middles on the return trip to get dressed. It's enough to put some off their cornflakes! I'd seriously rethink some of those changes Joy they will cost you a lot with little gain methinks. We are very grateful for such great ideas :) VanessaL - the space next to the garage is the 4th bedroom/study, yes we have considered the dog leg in the hallway but we actually preferred it over a long straight hallway, to allow a little more privacy at the back of the house when the front door gets opened, people wouldn't be able to see all the way through the house to the back fence.. also the toilet your referring to is accessed via the ensuite so wont actually be walking past it on entry into the master Andy Pat & Liz Henderson - we have considered the northern alfresco blocking off the winter light and we are intending on having liz's idea of a angled roof over the alfresco or windows above the alfresco roof on the raised ceiling of the living included in the building design.. Liz we would love to see your photos Girl Guides - yes our cool breezes would come from the S, the garage is locked into being on the west as that is where the driveway access already is and changing it is a cost we would like to avoid Oklouise - this is a great plan thank you for your input we have considered having the ensuite on the external wall but then realised it is either going to be the toilet on the exterior (forcing still to have a sunlight) or the shower, where being so close to the fence (1m) the window would most likely only be a long high window - possibly being less effective than a sunlight window anyway? We really like your layout of bedroom 2 & 3 altho we are planning on having a window on the external wall above a sink in the butlers pantry.. and we really do think we would like to keep the dog leg in the hall Please note as well - the estate we are in requires re-assess that is why we have the rear roller door from the garage up the side of the house...See MoreHelp! Comments (68)Hi Sarah, If you refer back to my initial 'Help' post, you will see the ideas were already there and our dilemma was actually more in relation to which paint colours might work with our bricks. Also, I'm not sure where the idea of us not wanting to add a garden has come from as my post clearly states that the improvements 'will also include a simple low maintenance garden'. I can only assume that the confusion has come about due to so many expressing that we should just do the garden and not worry about anything else, but that would simply put us back to where we were before the previous garden was removed. With all due respect, I can appreciate that many have posted in an effort to save us from what they consider to be unnecessary work and expense, and for that I am truly grateful, because it would be really lovely to simply not worry about doing anything, and as you said, go and enjoy a holiday instead! :) That said, people also need to acknowledge that we are not all of the same opinion when it comes to buying or selling a home. Aside from focusing on our revamp, we've also been actively searching for our 'retirement' home. Suffice to say, the first thing we notice while driving around is kerb appeal, or should I say, a lack of when it comes to some properties, including ours at the moment! :( While the photo's may look good, in reality, the exterior is tired and dated, with the gravel driveway being close to bare earth. Compared to the interior of our home, costs outside have been relatively minimal, therefore I can honestly say that we are quite excited about this project, but, it's goes without saying that we don't want spend a bomb either. Might just be the only little revamp this exterior's ever going to get! :D Anyway Sarah, full credit to you for giving me my first aha moment, which came through reading the final paragraph of your post. You've made me realise, that up until now, some of the decor and colour preferences I've presented are those both myself, and my husband would like if we were the prospective buyers, as opposed to what might work in favour of a broader market. Therefore, after some discussions tonight, we have concluded that... Columns, will definitely be plain square, as round will appear too similar to the existing ones. Front Door and handle will be simple classic Porch tiles - both against the idea of painting, so will definitely replace Paint - haven't ruled out neutral creams. Colour is simply something we're going to have to experiment with Existing gates will stay and get a repaint Our home is a spacious 3 bedroom/ 2 bathroom/ 2 car space with granny flat out the back, therefore we see it appealing more to couples with a young/growing family. I can't thank everyone enough for their time and effort in providing an endless stream of invaluable advice and photos... it's been nothing short of enlightening and I only wish I could print the visual that's in my mind now, compared to the muddle that was present when I first reached out for help. As with any revamp, the journey will be a mix of both highs and lows. That said, it's the end result we're working toward, and we expect to achieve nothing less than a positive outcome. Comments (36)Hi All, Time for an update. We ended up stealing 800mm from bed 3 to make the bathroom bigger for a decent bath. We then built in the laundry lean-to to move the laundry to the back further and to create more space for the kitchen renovation in the future. We are about to have another baby, so the projects have to come to a halt for a few years. I can still plan though ;-). What we will have if we don't add another bedroom +rumpus. This the current pan if we decide to add the extra bedroom and create a roof space by re roofing the back half of the house. Bit to unpack: -demo back pergola, add 600mm to the wide and add a deck. -add a extra bedroom + ensuite to the back of it house. -demo the back roof structure from roughly the kitchen onwards, install a gable roof , so we can install solar panels on the northen face. The roof trusses will be special roof attic truses. -Skylights on southern side for sunlight. The issue I have is the roof height. The roof is aprox 23.7 degrees, the finished ceiling height at the centre of the ridge is 1974mm. The NCC states roof attics need 2.2m ceiling height for 60% of the area. If the finished attic space is 3m, 1.8m wide needs to be a minimum of 2.2m to be a habitable space. I have done a few calculations, do you the roof line would look funny if it steped up after the kitchen by 600-650mm, but keeping the roof pitch the same??
