Here's a video of an area of water damaged bamboo being removed and replaced Joyzzz. Maybe you'll consider replacing the area in front of your fridge. Like you I also have bamboo in the kitchen (and pot plants throughout the house), but haven't had any issues with spills marking the floor. It's a shame there's so much variation in the manufacturing process resulting in some floors tolerating spills and others not at all. I do have a damaged board though thanks to a guest leaving a tap running causing an overflow...that I wasn't told about until days later, grrr. Fortunately the damage is in a shadowed corner and the sealer is still intact, so it isn't noticeable, just a wrinkled surface to the touch. Which is lucky, because our home is earth-covered and there is nowhere for water to drain out of the sub-floor as we "tanked" it with a sealer to ensure no moisture can make its way in. That board sat there in a puddle for days! I still wonder why only one board suffered damage, very strange...

Just to confirm I have taken the great ideas presented here as advice only and have no intention to do some dodgy diy reno's. With the exception of a couple of quirky exposed timbers as you can see in my pictures there are no other exposed beams. As you can also see from the pictures there is a large roof space on the right (east) side of the house but the ceilings themselves are flat with a slight dip on the north wall. Based on my own personal experiences I would have to agree with Two's Company that there is a tendency towards rendered brick in WA (although there are still many exposed brick houses in my suburb) while double enclosed double garages are also highly desirable. I would also agree that toilets within the main bathroom and non traditional laundries may be considered unusual by many (but not all). Ensuites with toilets however are still very common. Also due to the nature of our work we would prefer the laundry separated from food/kitchen area. For a 4x2 house it is only around 155m2 excluding carport/alfresco which makes the rooms feel quite cramped, hence the desire to open up the family room. However, as Two's Company suggests we will need to first get a builder/eng in to check load bearing walls etc as this will undoubtedly affect what we can achieve within our budget. Having said that I still excited by many of your ideas and with luck hopefully can work some of them into the budget. Cheers all :)

as a fellow downsizer my suggestions are aimed at comfort and easy access.. rotation of the ensuite allows for more walking space and room for a small side table and chair near the bath. the toilet room closer to the bedroom door keeps wet floors away from the vanity and consider adding grab rails for comfort in the shower and they also make great towel rails and easier to add during construction ...I've stolen a little space off the living areas to add extra walking space in the guest room and study, these rooms are now interchangeable (if you prefer the study with a view) and the guest bathroom has external access for the pool...strongly recommend you identify purposes for all the storage areas so spaces can be designed to suit eg the space on the right as you walk in from the garage could be ideal for sit down bench with wall racks for coats etc or a counter for sorting bags of groceries ...you created an excellent plan and I would be happy to change or explain any of my suggestions

Strong geometry, cool blue and glass and a plain lawn background. to fill the diamond with bush is going to cancel out its strength. But something different to the slightly sterile design compilation … if the finance is there, get two or three massive raw rock slabs and one spectacular architectural tree. resist going vertical .. layer them horizontally to slightly overlap or break the hard lines of the diamond, but not to obscure it. Then choose you vertical with a sculptural tree. There are vertical cherry trees with spectacular autumn colour which would contrast with the rocks (texturally), and be floaty like the water in the pool…. whatever the tree, lift the foliage up from the soil level, and underplant with jut one kind of tight low ground cover, even moss (if your climate can support) or ground hugging juniper that you can train inside the diamond. This combination of elements is rich for the eye, softens the geometry, and adds interest which is lacking right now. The place for shrubs and grasses and palms is to border the lawn.
