Hi Evee, How about something like this? It would give you a very roomy bathroom, with everything you'd need. You could, alternatively, put the toilet where the towel rail is, and put the towel rail behind the shower door, which would give you space for a storage unit behind the bathroom door; but stepping out of the shower to face the loo might not be very attractive! Also, anyone walking into the bathroom won't immediately see anyone on the loo, as it's behind the door. I know there could be a fair bit of plumbing reorganisation, but I think that, no matter what you do, that will be the case. I think it would be worth the investment for a really functional and beautiful bathroom, though. Oh, and don't forget to put in a couple of double power outlets at the vanity - there always seems to be too few in most people's bathrooms. Option 3 also looks the best to me (seems to be the general fave!). Agreeing with the idea of an L shaped sofa that can seat more people, as an option you can also get a bed (fold out sofabed) fitted inside, if you think you will need an extra bed on occasion. I am getting so carried away with this... its been raining all day and we've watched a lot of tv. I have a 4 yr old too. But I promise this is the last one. the market seems inflated all over NR right now. I think its the COVID exodus. Our local realtor put up a notice looking for more properties because they have lots of buyers. I'm not sure if it will calm back down in a few years or just keep going up... its hard to say. I've spotted a property in wyrallah that is really large, seems they built a new brick house right onto the old farmhouse, and there's an art studio. without extending my suggestions would be to use the old family room and laundry as a new kitchen and having the entry to bed 3 through the front hallway keeps three bedrooms grouped with the bathroom.. although there's no obvious location for an ensuite my suggestions allows the old second bathroom to be more private and i would also consider sacrificing the front porch for a drive through carport and upgrade the old garage to a rumpus room ... long term if you were to consider an extension i would add a new master suite, kitchen and family room and use bed 4 and the old laundry family room and study as mps and the sunroom for an entry but probably better to alter the sunroom roof and/or use a link to an extension
