LOL. ;-) I noticed I had some crazy auto correct word in my last post which I think was supposed to say "able" (I can't remember now what it even said) ;-) Oldroo I think the builder said something like sticking the old roof bats under the floor. The rain, yes we had it here more then a week straight!! It was great because 1) I was on the sunny coast in Qland that week! And 2) we are on tank water which we have been running off empty for about 6 months now and we just got a second tank connected a few weeks ago as well as guttering on our shed and guess what.... Our tanks were overflowing for days!! We could of filled 3 or 4 tanks at that rate!! So I am very happy about the rain!! :-D...See MoreFeedback on floor plan (single level corner house)
Comments (40)Do you have to use the smaller front boundary for the garage? Is the noisy living space going to work with all bedrooms coming off this space? If the garage went to the south and can it be on the boundary in Sydney, that would leave the middle for bedrooms and the northern aspect for living, as most Australian houses benefit from northern light. The front setbacks would make an ideal outdoor space which high fences or high shrubs if not allowed high fences, if on a busy road most councils allow you to have sound barriers, leaving the entry to the house to come in off the long boundary, which you can make more of a feature. You have a corner block which is always a bonus. The beds will then have a quite zone, the living can have that northern end and cars can be pushed to boundary. Always look at the site before you look at plans. Always make sure the living aspect overrides the plans. Always make sure that living in a space overrides the plans, always....See MoreNew floor plan for east facing block - advice appreciated
Comments (45)Shifting the laundry will create a larger laundry and allow for a 'kids bedroom zone' with better access to bathroom for all 3 minor bedrooms. Place the rumpus where dinning is. This can be separated or use the great sliding wall/door idea. It also allows view from kitchen. I agree with moving the fridge and creating a more open WIP. This also allows for a WI Linen - which could be opened up to the mud room, or even a powder room. I found the front living room to be an awkward size and shape so did a slight rearrange in that area. This gives the Living Room access to the north facing patio/outdoor area, tying all the living spaces together while keeping them seperate....See MoreHELP! REAR EXTENSION... where to put laundry?
Comments (40)Those photos are lovely Jeddah and shows just how much work you have already done. The laundry isn't the problem as it will work else where within the house, it's the WC with easy pool access, my thoughts for this would be to built a separate mini pool house (WC, shower change room) at ground level in the area that the rubbish bins are now in, ie: between the house and pool and boundary limit. having a plumber will make this oh so achievable . Can you take further pictures from the side of the house looking at and away from the pool visually showing the space. Or wild card adding the "Mini Pool House" at the other end of the pool, as after leaving this space towels can be hung on the clothes line, just a thought. The Mudroom laundry (old study) I think is a good idea even without changing the door, your cabinetry could be moved as you suggested, across into the new study office, a WC within this space would also be a plus for any client visits, keeping the family bathroom private, keep repeating , I have a plumber in the house!!...See MoreSuse
