This is a tricky one! I'm not a fan of a TV dominating the room either. An L-shaped couch could be a starting point - thinking about furniture that isn't always oriented towards the tv but flexible when you do want to watch a movie. We also found having a lower, longer sideboard / tv unit made the TV appear smaller in proportion, so not as focal. Good luck :)

i'd like some feedback on the two windows, as I am currently looking at the same thing without windows. Why r they there given the expanse of glass on other wall. My mum had two narrow vertical windows either side and as they were un curtained they look like black rectangles at night which I found spooky. They didn't let in much light because of trees outside, but I guess if u had a skyline view say they may be useful. They also compromised positioning of artwork.

I am thinking that you don't really need this as a sitting room as you already have a lounge, family room, and library. Can it be opened up into the entrance hall to provide a larger grand entrance? Could it house the piano instead of having it in the library? Could it be turned into a new entrance with the entrance door being shifted to the bay window and the old front entrance becoming a larger closet? I like Andy Pat's option of ditching the wall and just making the whole of the window area a window seat. This space really is just a large walkway and I don't feel that it will ever fulfil a need not already met in a couple of other spaces.

I am so sorry I did not get to answer your questions in time. The block is flat. Two small steps up to the house (it is not very high off the ground - a person would not fit under the house - a strange 1950s design?) weatherboard with hardwood floorboards throughout. The back laundry is a step down to it - it is almost like an outhouse - which then leads to another step down to outside. This will all need to be levelled. Terracotta roof tiles. I can try to get measurements of the boundaries for you. We had never considered building out that way and loved your design! I guess we stayed on the other side as that is where the kitchen / laundry are now! We have a budget of around 200K. Not sure what you have drawn up would cost! We have been busy sketching up some ideas before seeing this which I will share. We really want to be able to have a big open plan kitchen / living / deck for entertaining. That is important to us as we love having friends over for BBQs. Also really need that extra bathroom! Our drawings are super rough. But as you can see we have changed the sun room into main master - middle living ensuite / walk in robe - We even thought one side of this could be made into a study nook accessed in dining area? On the back right up to and connected to the garage the living area with open plan and large opening doors onto deck. Just figuring out best place for butlers pantry / laundry? This is the type of back we are hoping to achieve (one level) Even if I don't hear from you again thank you SO much - all have contributed to helping us finalise this and envision our plan!
