Comments (15)The free-standing wood-burning stove is an option for repurposing the existing fireplace. Just be sure to have chimney swept prior to any flue installation. An installer will likely request this. It is for fire safety and it makes their job easier. Other option would be to have gas plumbed to the location and a gas insert fireplace. It really is a matter of preference. Obviously, burning wood is a bit messier and does, over time, leave a smoke residue on walls which just means more maintenance involved. Comments (11)Hi Tammy, I’d like to suggest that you include measurements on your drawing, perhaps draw a version on scale paper. That way your elements can be placed in the room in the right sizes/proportions, this would give you a much better feel for the space requirements of each item & show where you have empty space that could be put to better use. At this stage, without the correct scale, your sofa & table look a bit small, the bed a bit large & the shower a bit long. Do you have access to any home decorating magazines?. Often they have stories on home renovations which include layout drawings. You could cut out the furniture, bathroom & kitchen etc elements in these layouts & play around with them by placing them in your room. Comments (10)Hello All, Thank you, as requested please see the properties layout HERE As suggested above by everyone, we will be leasing the property for a initial 6 months. Bare minimum changes required only will be made to keep the investment low. After 6 months, we intend to move in to the property. At this stage there two options we are thinking Option 1. Renovate the property and move in Option 2. Tear down and build a new one Family Size: 4 Members (2 adults and 2 children) and yearly visits by parents or in laws. For Option 1 our Requirements are: 4 Beds are must 1 formal Living 1 Family living 1 Dining 1 Rumpus/home theater/Activity Room (willing to compromise for a smaller formal living 3x4 or something similar) 2 Bath and 2 toilets Will be a wishful thinking if we can have a separate Theater room and a Study/Activity Room Current House is built on wooden stumps, external walls are bricks (except for sun room - which is a later addition after the house was built) Budget is the most tricky one and we are yet to work out on a number. Comments (11)Not sure I'd be in a hurry to create a home where you open the front door onto a dining table and chairs. I'd say it's very likely that that little partitiion wall is holding up the roofspan and it may be costly to remove. If you look at the floorplan you can see the walls run vertical right through the centre of the house. I wonder what is not working about this layout? Even with the wall removed you will still have to turn left or right when you enter the house anyway. Just removing storage won't change that. I would be more inclined to remove the ugly storage and replace it with something more attractive that works for you in the space. Like a cloak and shoes closet or similar. Turn that entry into an attractive mudroom. Then it is no longer just wasted space with annoying blank walls near the door. But a proper entry with a useful purpose. Then the irritation of it will go away. People are always quick to decide they need to remove walls in a home when in fact that may not be the real problem at all....See MoreLisa Elliott Interior Design
