i was once told that "any wood matches any other wood" and that's helped me live happily with mismatched timbers for many years..of course it's probably possible to sand and stain the floor (ask a laminate timber floor supplier) but it'll be a tedious waste of sweat and tears for an uncertain result..what about make sure the walls, ceiling, architraves and skirting boards all look great and don't worry about under the hearth if it's not being moved, maybe add a matching trim around the hearth and plan a new floor for "later"

I'd definitely leave the brick and the roof, it looks like a good, solid and classic house a and the front door would come up beautifully in a smarter colour. I'd paint your front door, gutters and garage door Dulux Monument and it would look fantastic, particularly with your brick and roof couloirs and that lovely sandstone. Then the gables in the same sandy colour as your posts, though if it's too yellow-creamy you could use a warm grey taupe like Dulux Dieskau. Replace the coach lights with a sleeker but still classic version like Beacon's Southhampton and an additional pair either side of the front door. Replace the urns with say 3 simple tubular pots of varying heights on the left side with some interesting crassula and rounded Japanese box. Trim your hedge right down and thin out to shoulder height. Not sure if you can replace the finials on your fence as this Victorian style doesn't suit your house and is a bit dated. Then rip out any ratty looking plants (poor roses always look ratty!) and replace with plants that are ideal for the aspect - if they're in the shade only put in clients that in part shade even magnolia little gem is versatile. Otherwise a lovely sweet viburnum will add softness and bright foliage. Plant mondo grass in the tall pot and remove the pew bench and rectangular planters and get a new small batch of fresh pebbles for between the square pavers. You could even put an interesting bench (or that pew) along the wall on the right of the front door, style it up with a couple of outdoor cushions (KMART even have some smart stripe ones). and finally get the roof cleaned but otherwise leave it! it's a great house, it won't take much to make it look really fresh and stylish.

Ok so after all the feedback I made some changes. After looking at it, I would like to make entry point from garage on the garage wall, so you still enter into pantry, but you dont have to walk through pantry to gain access to the house. I would also like to flip bathroom and bed 3 so bathroom is centred between rooms. Also not convinced I should have entry to lounge from kitchen, should I have kept it entering from the entry. My only issues now is, do you notice how the bathroom steps in? This is because the ensuite is a bit bigger. Will it look ok once built or do I take that 30cm from my ensuite/main room to level it up? If so do I take 15cm from ensuite and 15cm from main bedroom? Also I really wanted the compartment bathroom that oklouise suggested. But its not big enough. Any ideas? My current bathroom is 3100 x 2600.

that's a relief i thought you meant two sinks for the washing machine and a third for hands! my suggestions includes a separate laundry cupboard with either a drop in skinny tub with underbench washer or stacked washer and dryer with skinny tub and bifold door, a double walk in shower with grab rails and low down taps that can be reached from outside with an overhead and handheld shower for showering while seated...rotate and raise the toilet higher for a little more comfort and privacy and add a grab rail with integral toilet roll holder, wall hung vanity for easy access for extra towels, toilet paper and toiletries and so slippers, floor mats, waste bins and scales etc can be under the vanity out of the way when necessary, mirror doored wall cabinets and an extra shelf could be extended across over the top of the vanity and toilet for more counter area and there's just enough room for a small shower chair (used inside and out of the shower and much better and cheaper than fixed shower seat), several easy access locations for towels and don't forget clothes hooks on the back of the door
