just viewed your imagined dilemma - the jade colour of doors - are they a laminate - if they aren't - yes if you desperately need a change - have white laminate (like the whole neighbourhood). but if the jade cupboards are definitely laminated I would not replace - for the jade is stunning. Furthermore, you would make a good move to extend the black high-gloss laminate to those floor-level cupboard doors which currently have a wood strip (which the previous owner did (I presume)I would suggest you have a single black strip definitely 2inches high inserted as a line in that area. (this job must be done by an experienced laminator - to perfection (this will eliminate the eye-sore strips of wood.( but it must be applied as a continuous band (from a to b) - not bits - Furthermore, the high-gloss black floor-boards will look good so close - meeting each other. I NOTE YOU WOULD DO WELL WITH A LARGISH SLEEK KITCHEN SINK ( YOU SEE BY DOING THESE SMALL CHANGES YOU ARE GETTING A WHOW KITCHEN. Am I imagining the green which seems to extend to the ceiling line is not cupboards up there if that is so do not take the green up to the cornice - the cupboards are the feature not the walls - the cornice in that room should be taken out - having the plastered wall reaching the ceiling without cornice. Your kitchen cupboards are the feature.(it would be good to paint upper walls and ceiling. Just "off white" I am reluctant to tell you the kitchen window should be wider as the kitchen has a message but the window is like a poor relative. If you carry-out these changes - the kitchen should be free of everything else - no utensils on the stove, nothing on benches or on top of other areas - the colour and impact - that is all that is needed (plus it has become modernised) - despite your belief that white is in - maybe in hospitals. Thank you everyone for all your help and advice! Yes, we live in an inland part of Southern Australia that is very chilly in winter and exceedingly hot in summer. So efficiency is a very important part of our build. From the picture you added Louise, I think a "coffered" ceiling looks like what I would call an "up lift". I'm glad to have a second on that option ;) The picture looked good, and could defiantly be an option over the dining table I think. Thanks jbantick I looked up "scissor trusses" and they look like a great idea as well. I'm just not sure how they would run. From the entry across the dining area (N to S) or across the whole length of the 3 zones E to W ? The middle of the roof line (running E to W) doesn't run in the middle of the living zones (if that make sense) as it stretches across a hall way on the south side. If it ran this way would it look a bit off centre? How did you in vision it? Thanks for your thoughts guys.

Hi Deanne, When you say you are doing the kitchen, does that mean you have to do the planning (design) and specifying of it also? I would have thought Storybook supplied a home with the (kitchen) plans included? If not, your builder will be able to guide you, however here are a couple of tips... 1. Choose your appliances early AND STICK WITH THEM. Often individual appliances have specific needs outside of standard eg power requirement (over 10amps), rangehood ducting direction and type, clearances to overhead cupboards, water to fridge etc. 2. Using the appliances, work out the layout (design) of the kitchen and where you want the cooking, cleaning, fridge etc. From there you need to work out power point locations for all appliances (many people forget the microwave) plus the everyday items like phone chargers, toaster, kettle etc. 3. Go to kitchen display showrooms such as Laminex. They have completed kitchens on display where you can understand the difference between a waterfall end (benchtop style), a shaker profile door (Hampton's style cabinet front) and play around with colours and finishes. 4. Put it all together in detail and you have created a specification! Re finding a builder, I agree with the above. Get a couple of names from Storybook as you don't need beginner mistakes, and go with the builder you guys are COMFORTABLE with. Price is only part of the journey. Good luck with the build.

Hi Amanda, Storage is a huge issue in every house and my personal take is that for the amount of time spent in a laundry we dedicate to much real estate to it - I'd rather have a bigger kitchen space. I also think that school bags go to the bedroom the second kids get home - a hall table for keys is brilliant but you dont want to end up with a heap of clutter as you walk in the door. I'd do the 1.5m extension, I'd leave the laundry where it is but put it behind cupboard doors in the kitchen area (removing the wall between the laundry and kitchen and part of the wall between your current pantry and laundry on the plan) - this way you gain floor space (how frequently do you do laundry while you've got visitors?), this then allows you to keep your panty size but put it behind bifold doors. I'd also and have the ensure that I had a stacked washer/dryer set up so that I had more space for a broom closet. Regarding the covered deck - it'll depend upon which way it's facing - if the western sun will hit the back - then you'll be very glad of the covering and possibly want more. If you're concerned then look for coverings that will suit the area - ie louvered outdoor roof area might be a way to go. Good luck!
