What a great big room. The ideas are endless. Not sure if you live in Melb but I would get professional help. Honestly it doesn't cost a lot and you have peace of mind. For the painting go to any paint store, even Bunnings. They have the ph nos for a paint colour consultant. (I went with Dulux) but most Paint companies now have colour consultants to come out for a fee. The consultant comes out for a fee approx.($150) but that was for a few rooms. Then if you buy their paint, the price of the consultation is deducted off the paint you purchase. So really the consultation is free, if you choose their paint. Freedom decorator consultant works the same way. Can't remember how much (no more than $200) and she gave me great ideas. If you buy anything from them, again it's deducted off your purchase. There is no commitment with either paint company of Freedom to purchase from them. The advantage is, you can have the amount spent deducted from purchase. Honestly it cost saving and you get professional advise. Win Win situation. We've built 3 times and painted the house myself, and I have been so glad I did the above, with both paint and furnishings.. Plus I do up my own furniture, (most bought at garage sales) so I only purchased what I really wanted from Freedom, the rest 99%, I got from op shops and did up myself. But the ideas are helpful. Honestly, you need to know what decore you want in your room? So they will work around that. If your unsure, they will look at the rest of the house and work with your ideas. I like French provin. So I worked around that, Just to give you ideas you don't have to spend a fortune. My bedroom is also huge. Haven't took photos all-round. I redid all the furniture in both rooms. I am thinking that you don't really need this as a sitting room as you already have a lounge, family room, and library. Can it be opened up into the entrance hall to provide a larger grand entrance? Could it house the piano instead of having it in the library? Could it be turned into a new entrance with the entrance door being shifted to the bay window and the old front entrance becoming a larger closet? I like Andy Pat's option of ditching the wall and just making the whole of the window area a window seat. This space really is just a large walkway and I don't feel that it will ever fulfil a need not already met in a couple of other spaces.

I'am thinking that I might have this around the wrong way but it can be reversed. My thoughts for your holiday accommodation in beautiful popular Marysville, You will have accommodation for, two couples. ?singles and two families with two plus kids. If I'am going away as two couples or families would want the QB rooms to offer the same fit out, ie: both with ensuite, which I would do as wet rooms, I don't want to flip a coin seeing that I'am paying 50%! The kids Bunk room could sleep 8 or 7 with a cupboard under one of the bunks, the kids will have a ball sharing, windows would be long narrow ones. The living dining kitchen has heaps of seating/ or naps with using built in seating along two walls The verandah, needed sit down to remove skis which can double as storage, these would reflect the indoor window seats, Banquette seating

first task would be to organise a survey including precise location of existing buildings so you can be sure of the exact amount of space available ... the block is so much bigger than you realise and you should ask local council about precise set backs needed from all boundaries for your specific block (not standard setbacks for the average rectangular block) and, depending on long term goals and the number of people who will need to live in the house immediately, you could renovate in stages eg internal reno with new kitchen and bathroom, new laundry pantry and rear deck, new master suite and front verandahs, clean roof tiles and convert old garage to rumpus, add pool then new double garage....the new master suite, garages and front verandah should create a vintage look with simple skillion roof, wall cladding and the bigger front porch something like this
