I love the dresser ! And the bed too . I dream room for a little girl. I would chose tulle or linen to put in the canopy and perhaps add some fun accessories like butterfly or flowers to make it more fun .

oklouise, thank you for taking the time to pull together such a comprehensive and thoughtful design. There are lots of elements we like, and there are a few things we feel will be problematic. The reorienting of the house towards the East doesn't sit well with our vision of our living areas facing into the back yard. I love the courtyard area (screened room) you've created, but would prefer something like that at the back of the house, not the side. There is insufficient room to make the NE side of the house the 'back yard'. I like the storage you've created in the hall way but I still see the need to remove the old fireplace in the old kitchen, if it's cost effective and structurally possible. We'd like all bedrooms of a similar or standard size, so I'm not too sure about the smallish bedroom remaining the same size (the one with the toilet cut out of it). We'd like the front room to remain the main bedroom, and thus include an ensuite and WIR, rather than pushing the main bedroom to the back of the house. We don't want or need a third bathroom - just unnecessary and more room to keep clean!! Plus, there's no room for guests, LOL. We definitely want the garage to sit at the left hand side of the house, but probably a double carport moreso than a garage. We also like the idea of a built in desk/study that can be closed off - without building a whole study (room). So much to think about and your plan has provided some really different ways of thinking about the floor plan and orientation. Thank you for this. The parents outdoor retreat is divine!

With a North facing house the sun makes the front of house quite hot but only on those few days a year when it is over 40 with no sea breeze and I love the heat so ceiling fans work for me. The back of the house is much cooler and the winds generally come from the ocean side but can be from all directions at times as we know. On the west side of the house it is only app 1m to the fence line and so the option of having the garage on that side isn't viable. Sorry I am not up on terminology so when I said the set back was 7 odd metres that is the current set back from the front of my house to the road. The council requires 3m for house and 4.5 for garages. I have been looking more at mid century modern design and I don't really like it so I am looking at ways of changing up the bland facade to disguise the fairly flat roof line. With those in the know could I add a front porch and somehow blend the roof line into my current one to look more like this style? I realise it means saving more to afford it so on top of my current budget. I am just not sure how the roof line of the porch would look at the back end (how it would attach to my roof and look from the side and back) I wouldn't want it to look like it was just stuck on at the front. Would I carry that through to back of house so end up with a witches hat roof or is there a better way you can see this working. I own commercial property , and I'm trying to work out what you are wanting to achieve ? You say you want to join all 3 . Is that by adding more floors , more walls , more roofs , more windows ? Or get a crane and excavators and move them closer together ? Do you have a potential tenant or even idea of the type of tenant you want ? What are they looking for ? Most tenants , no matter what size , want a workshop/warehouse area , and offices . These don't seem to have offices , toilets , etc . So instead of spending $100k moving or closing in , and then finding no-one wants that size , or doesn't want that size without 100sq mtr of modern looking office too , have you done some research ? You may ( or may not ) find that having 3 entrances ( yes , it may need 2 or 3 posts in the fenceline , and another gate , and some more mesh ) and 3 offices , you can get 3 tenants who will pay more than 1 larger tenant , and/or one can close or move -- that is easier to re-lease than a more specific larger premises . Conversely , the market may want your 'new' size' , but do they want that style , that age , that location ? Building offices may work out being not much more than closing everything in ? You hopefully have asked all those questions , but your query was a bit vague . Then , and only then , would I even consider paint colours , I'd keep it real neutral BUT I'd actually only do the one end facing the busiest street ( as bigreader says , most companies want some corporate branding ) and me being me , I'd paint the flashing just on the part facing the street in bright orange or fire engine red or vivid green -- literally $50 worth of paint , just to get it noticed and stand out , knowing it is likely to be scraped off or repainted , but to make the building noticable for the right reason , and make the new tenant/s think .
