Re the asbestos thing (and don't take this as pro advice...cos I aint) but if it looks like, quacks like it then it MIGHT be it. I thought I had asbestos walls (cos everyone said "it might be asbestos"...similar to some kid who may have been Jake Gyllenall saying to Arnie "it might be a toomore"). My walls were not asbestos. However I did find out that you can remove a certain square meterage of asbestos (depending on state boundaries) without have expert (very expensive) assistance (check the state rules). If it "might be" then be careful. As you are tiling over (therefor not cutting, grinding, messing about with?) then stay cool and tile to your tile glue's content!

Pullout veggie spray tap over kitchen sink...bucket filling solved!! Seriously save yourself the agony of what the next resident may want, all you need to empty the washing machine is a pipe. Laundry can go anywhere but it makes sense to me to put it in the ensuite for a 2 person house as that is where the majority of the washing comes from.

Always, always these things/decisions/projects will come down to how much money there is to work with.........don't underestimate the knock-on cost effect of renovation..........the thing is, does the house need a complete overhaul anyway? If so then potentially there is opportunity for reconfiguration, but don't be surprised with the general scope of what you are thinking about will equate to $300K for pulling the whole thing apart and putting it back in a similar but different format within the general existing footprint .......if you are thinking under $100K then really the only options are strategically consolidated refit updates to critical areas without any significant structural changes......... Hi I have a large bathroom with a closet for washer and dryer. I love it. Off my bedroom. But also have you thought about making study into bedroom with an en-suite and the laundry tucked in there behind doors. If your selling a bedroom downstairs for an older person its very attractive and nice to be separate from the others. Then the two bedrooms upstairs have there own bathroom. Also you are having toilet tucked under staircase for visitors. If you had heaps of space then yes have a separate laundry but it’s a waste of space when you haven’t. I have my laundry essentials in a cupboard under my bathroom vanity which is 1800 cm long and still have two 1m drawers next to cupboard.
