We live in Perth, Western Australia, and we are contemplating building with an undercroft garage. Can anyone tell me how much extra it costs to build an undercroft garage instead of a normal garage? Thanks
Hi - In my experience undercroft Garages would usually add anywhere from $50,000 - $100,000 to the cost + the cost of additional house area. It all depends on the size of the undercroft area, exactly how far under ground level it is (eg how much retaining is required), additional engineering to span the slab above the Garage plus a set of stairs at least internally & possibly externally. It's a great idea for gaining some extra space, but something that I would only entertain if the site particularly suited it or the cost wasn't an issue. Hi Tana, I'm interested to know whether any builders were able to give you estimates? We are also in Perth and considering an undercroft (we have a narrow lot with 5m variance, sloping upwards to the rear) but so far know one we've spoken to has been willing to provide estimates without plans. Although I understand this, we are in a predicament given we are trying to avoid extra expenses that come with redrawing plans (we have been told it would be a whole new set of plans rather than an amendment if we changed our minds about the undercroft) so are trying to ascertain feasibility before hand. However this is proving so difficult! Did you have the same issue?
Hi Loujz, I never actually got much further in researching it as we decided not to run with the undercroft for totally separate reasons. Good luck with your research - it is certainly not easy.
