Help with this small open plan space
Comments (4)Maybe put the tv unit against the wall between the two bedrooms or wall mount if possible. The sound will project away & the robes will help reduce sound. The couch depending on the length could go in the middle facing this wall or butt up to the island. The dining table then has all the area near the fridge end of the kitchen along the long wall giving the room more circulation space and room for a buffet at the entry to the room. This means you can place a large painting next to the dining table too & move it close to the wall if you want. Depends on furniture sizes of course, good luck!...See MoreKitchen opens up - What a difference!

Some wide spans may require extra support. This can all get very technical so we highly recommend you seek professional builder's advice before starting the renovation....See MoreOpen up living space
Comments (13)Hi Lauren, be careful not to necessarily write off an extension thinking it will be more expensive than doing something within existing footprint.......depends on what your goals are, and also what your site is/how much space you have to play with......sometimes it's actually/arguably better return on investment to extend, but it of course has to be balanced up against the work involved with the existing.....you can still spend arguably a lot (more) reshuffling within the same footprint......Start with your goals ie what are you endeavouring to achieve, set a budget, and work from there. Design to a purpose for what you need....it's not what other people think, its about your home so the starting point is clarifying what you want and need. You're thinking about a long term, growing family - consider zoning and separation function requirements. It may in fact be a better investment for the future to minimise work on existing, consider a simple extension to the side to accommodate an open kitchen/dining/living that way and retain existing living for a 2nd living zone for kids....arguably better value injection.....but oklouise has some valid suggestions/ideas, but ultimately it will come down to clarifying your needs and how much you want to spend in order to make the best design decisions moving forward...good luck :) PD...See MoreAssistance with creating a more open-plan living space
Comments (11)Have you considered taking away the cavity door beside the stairs and open a section of the wall opposite the stairs to create a 2 way open ended shelving with some down light for displaying purposes? A series of full height vertical blade screening beside the shelving can then help add visual depth in the living room and still define the living room. It will also help frame the tv cabinetry with the existing nib wall on the other side. You will have minimal issues with reducing structural integrity of a potential load bearing wall. The existing fireplace is too nice to remove or make alterations to as it nicely divides dining with the living room....See MoreFiona
