Comments (62)@Karen Hodge, I hear you!! Sometimes I think the estate agent should carry quite a bit of the blame actually. If they do their job correctly like you see in the adds on TV, they should bring these discrepancies to the attention of the sellers, stand on their morals and say if you can't get it better than this, then you'll have to find someone else to sell your home!! I know you can't make everybody "house proud" but the saying "do unto others" springs to mind. I bet if these same people bought a house not up to scratch, "a current affair" would hear about it but they don't think it wrong to simply walk out on a house that isn't being left nicely for the next family!! I have some friends that recently sold a house in Essendon, Melb and whilst the buyers were back and forth selling their own home, my friends kept watering the plants and even did things like painted out the wardrobes because of the scuff marks made over time!! They cleaned the entire two storey house from top to bottom and finished by mopping the floors as they were exiting. Comments (43)Australia has nice examples of painted and rendered Art Deco homes. If it was a different kind of brick I would say keep it, but I think painting/rendering would really brighten the place. I love the windows. Although all pics here don't exactly match your style, they are all of that era. As mentioned in above comments, there are mix of landscaping styles that suit from conifer/gravel/grass to cottage rose garden to an Australian native garden. Comments (19)Wow, that house is WAY to big. How on earth do you clean it? Why not have outdoor entertaining on the back deck? This would incorporate flying fox to a cubby and play equipment down the back yard. In the summer perhaps a collapsible awning for during the day but at night just candles and the stars to keep you company. If the weather is too cold you could provide a pile of crocheted lap rugs or fur or old blankets to get the cottage or french look. I suppose then your dining furniture would need to be a style to suit - maybe more relaxed or boho. Anyway sounds good fun - oo I forgot to allow for the outdoor fireplace (stone or brick) preferably. Comments (13)Hi How2Girl, I appreciate your follow up! The Reece document is good - thanks - I wish there was something concrete in the Standards though. Worth notiing is that a shower over the bath needs the same wall-sheeting details as if it was a shower base. Also wall framing in the bathroom needs to be done to AS 1684.2-2010 Residential timber-framed construction - Non-cyclonic areas (Which the James Hardie 'wet area design book' is based on) Very frustrating that the Australian Standards are not readily available - ie FREE- or at least, latest copies at local libraries. How are we meant to build to standards when they are inaccessible. Another factor in determining the overall quality of the Australian construction industry Also what I've found frustrating in this instance is that other trades in my small town are unwilling to agree that the work is of very poor quality - there is an unstated 'brotherhood' at work. So Im going to have to engage an independent Building Certifier, probably from out of town.
