Bathroom floor tile colour - pls help!
Comments (36)Hi Kirsty, could you please advise the colour of your vanity and whether it is a custom made one and if not, could you let me know its name and where you bought it. Also, what is the colour of your floors tiles and where did you get them from. (I have come to the conclusion that charcoal/dark grey tile plus a much lighter grey tile plus white on some walls plus a timber vanity or timber accessories in bathroom , plus white (or close to it) below sink counter top is the way to go for a beautiful bathroom. The trick is figuring out exactly what proportion of each colour to use and where to put them for each particular layout....See MoreArchitect Issues
Comments (11)Honestly, your time frame is pretty damn good. 16wks from initial concept to an approved DA is very impressive. Ours was 16wk tweaking concept plans and another +6mth in council. We had an approval that wasn't worth building nearly 12mth later. Don't ask. Nightmare council. Another 6mth to Land and Environment Court. Hell your 16wk is looking like a fantasy to me! Construction Plans and Construction Certificate may take longer, really depends how many conditions are attached to your DA. Our last DA- I nearly died when the certifier gave the the 'things to do list' with 30 odd reports, assessments and amendments! We managed this bit ourselves to save some cash (thanks to legal fees chewing up our budget), but boy it cost me in time! It took me 3-4mth to get it all done- delapidation reports, council assets bond deposits, waste management reports, soil tests...it was endless! It might just be that your architect is up to his neck in this right now. IF he is not, you need to 1. discuss costing for him to do this and then 2. instruct him whether or not to progress. Siriuskey's advice is gold. "Keep the door open" The reality is the architect owns the plan and if you sack them- you will need them to sign over the copyright of the plan to a new draftsman, designer or architect. No other architect will touch it till this happens. Try be patient. I don't think there is much info out there to inform people about realistic time frames. It does take time, and due to all the other people involved- engineers, soil testers, surveyors...list goes on. It is out of the architects hands....See MoreNeed help with my luxury holiday rentals floor plan!
Comments (56)Oh wow you have been busy! It's funny, I was at my Mum's today and we were discussing your plans. We decided the bunk room was a bit small and she suggested moving it back like you have done. Agree the fireplace will be be better on the western wall, with flow from the kitchen to the backyard with large doors. I'm torn about whether the changes to make the mudroom bigger are changing too much what I loved about the previous iteration, i.e. the void and the toilet placement. Although my hubbie wasn't sure about the toilet where it was previously as he was worried sound would carry into the lounge I never thought of that to be honest and really liked how it entered from under the stairs ♀️ No views to the south so no need for the window seat, would prefer the void I think and no need for bath downstairs. Which version do you think works better? Perhaps the mudroom was big enough? I did like the extra room off it for storage etc Thanks so much for the renders, I'm a bit concerned that it now doesn't look like my original picture. I'm really trying to keep the look as American as possible with the pitch of the veranda and the pitch of the roof. This style has been my dream and is really so much a part of my vision. I don't want something that looks similar to other houses. Sorry if this seems silly. My builder did mention about the gas bottles and how they need to see their truck. Good idea between the carports. I wonder if it's cost prohibitive to have them buried at the front? Can I ask what the total sqm is for both upstairs and down?...See MoreVinyl Planks Issues – Is it True?
Comments (34)Thank you cazzie8 .... that's good to know how the vinyl planks go in a family environment. We currently have Fraser Island hardwood floors throughout the upstairs level of our 2 storey house that we're renovating. And while they are beautiful.... they weren't in great condition when we bought the house. We didn't bother sanding and polishing prior to moving in as we have two young kids and at the time, our german shepherd pup so didn't want them brought back to new - just in case they got wrecked. Thank god we didn't as with the kids toys, wheelie walkers (when we first got here) and how rough they can be at times when wanting to drag our timber dining chairs all over the floor to make a train (GAH!!!!), they are scratched and scuffed ... given our personal circumstances, it isn't easy for us to remove all our furniture for a few days to have them sanded and polished again. I think once the kids grow up and aren't so accidentally destructive, polished timber floors would be beautiful - but it's just not a good idea at this point in our lives. I love love love timber and my great grandfather and his brothers were well known timberfellers back in their day.... might have to get my timber fix in the new build through some shelving, a large dining table and other key pieces ;)...See MoreDon Osborne & Associates
