Comments (2)If you have some furniture to start with, I would just use the basics for now and live in your home for at least 6 months - 12 is better - and get the feel of the house, the lighting, how the rooms are affected by heat and cold, decide how you are going to live in each room and what your needs will be. This will also help you determine traffic flow, which ultimately affects how your arrange your furniture. It is amazing how many times you can change your mind during this initial period. Most importantly, create your home for YOU, not to impress others, you are the one living in it and happiness comes from the peace and contentment you feel in your surroundings. Comments (1)I would treat it like I do a kitchen. Everything you have list it and consider how you want it stored, how often and quick it is to access and what you will do in this space. The wall adjacent to you walking in has a steel post, and as e doorway abuts this wall, nothing protruding, so I would look for a hanging racking system to keep things like gardening tools off ground. Rakes, cutters, brooms etc off the floor. It would allow UN-interrupted access into the space. Next, running the longest back wall, some tall storage both open and lockable units, and I would consider castors on everything so you can configure things as you need to and be flexible to move them. The opposite wall which looks like it's freshly plastered I would bench with wall cabinets For open storage, things like products, fixings etc, and things that are easily misplaced, like screws, nails, and a pegboard wall centered for hand tools etc. I would also create a workbench on castors in the middle, one open to house timber and that can act as a work horse, with a vice, deep drawers suspended below a rustic timber top, or if your metal worker, perhaps a stainless steel benchtop. This can be pushed around for your needs, even outdoors for sanding etc. Knowing what you do, and what particular trade tools you use would help others make suggestions relevant to your needs. Comments (11)Thank you kooky_karen. Now I am thinking about putting together your idea of removing angled bench, putting L one after building a new wall as jbantick idea. Angled wall is internal and separates lounge room from family. I forgot about vinyls. Thank you for this reminder. We are older couple and it will make a lot easier to keep it clean. Comments (10)Hi Sophie, I immediately agree with the suggestion to remove the angled/chamfered wall to the bedroom entry and create a small lobby, although a good alternative is to consider a straight-run stair and adding a corridor wall to create a 'private' zone - then toilet can stay where it is, tucked in under stair, and privacy (and acoustic/smell separation to the toilet) is created for living and master bedroom. This might mean widening the kitchen room by 100mm or so (noting some reductions mentioned below) and mirroring the bathroom/rumpus arrangement upstairs - it does create a bit more circulation but adds a lovely sense of space when don't have your main circulation through the middle of a room. The laundry pantry is not the usual arrangement - and the distance needed to travel to the linen cupboard is excessive. I would definitely flip the arrangement of laundry /pantry and try to turn the linen into some kind of study nook off the new corridor - and get rid of the tiny desk near the front door!! Imagine that lovely living space with light coming in from the porch which is facing north. That brings up the final comment that north is where the garage is and the main kitchen is therefore south-east facing, this is fine for morning but it is darker for the afternoons. This is a bit harder to change, but the kitchen could be reworked to turn through 90 degrees to face the garden but extend across to the west facade to allow afternoon light in. The nook could be deleted (which blocks afternoon light to deck) and the deck could extend or wrap around the corner for afternoon light. A little corner of deck in the afternoon sun you would never regret! Your draftie designer would need to look at this in detail as the west external wall would might need to shift inwards and south widen into garden, but if afternoon light is important to you then I would encourage you to consider this change too....See Moreloudon1
