Feedback on floor plan (single level corner house)
Comments (40)Do you have to use the smaller front boundary for the garage? Is the noisy living space going to work with all bedrooms coming off this space? If the garage went to the south and can it be on the boundary in Sydney, that would leave the middle for bedrooms and the northern aspect for living, as most Australian houses benefit from northern light. The front setbacks would make an ideal outdoor space which high fences or high shrubs if not allowed high fences, if on a busy road most councils allow you to have sound barriers, leaving the entry to the house to come in off the long boundary, which you can make more of a feature. You have a corner block which is always a bonus. The beds will then have a quite zone, the living can have that northern end and cars can be pushed to boundary. Comments (3)If you've got space, it will always be most economical to go single level. Going up will have a premium due to lifting of materials, access and safety for trades, as well as extra floorspace for stairs. But there are sometimes good reasons to go up - if you are wanting to get views, or you have a sloping site and are utilizing the undercroft. Some other cost cutting measures are: -have a simple floorpan ie rectangular, and -understand your levels ie get a site survey -material selection eg. lightweight cladding (timber, steel, fibre cement) rather than bricks and render.. -chose standard sizes for windows, doors, wall panels. A lot of modulation is done on 600mm increments. -orient the building to the north, so you harness passive heating and cooling effect and reduce running costs. Comments (11)Can you have a slab floor for an easement carport these days? I know years ago you could not. It just occurred to me, do you mean easement or setback? Just to confirm, is north to the top of the map? That's very challenging as the northern property has reasonably good orientation, dependent on overshadowing by the neighbours though, but the southern property will be dark and cold, unless you do some fancy architectural solutions with clerestory windows, and I have no idea if you are allowed to have clerestory windows on the inside of a duplex, plus you do not want to create potential roof drainage issues. Is there any reason for not considering one property behind the other, and two storey? Another question, how flat is the block? It is surprising how much slope can become apparent on what looks like a reasonably flat block when the levelling is done....See MoreFeedback on house design or layout
Comments (14)depending on which plan you refer to the kitchenette isn't for full meal cooking and the landing is wider than a hallway and/or you could omit the sink and get water out of one of one of the bathroom sinks and/or try the bar along the master bedroom wall ...both original upstairs bathrooms were much too small and the new bathrooms are still modest sizes and a free standing back to wall narrow bath is just possible in ens but not in family bathroom and a built in bath is bigger and easier to clean for the available space in teh family bathroom and includes a ledge for bath toys... mono stringer stairs should be OK in either plan as i've not included any storage under the stairs and assume that unless you are super neat that that space will become a dumping ground for lots of odd things.... a toilet space needs to be at least 1500 long so should be ok to have the bigger shower with space in between shower and bath ..there's enough space for a storage cabinet off the hall but don't forget that there's 2m of linen storage under the sinks in the family bathroom (1.5m in the ens and 1.2m in the downstairs ens) as in-wall mirror doored wall cabinets are better to keep toiletries up away from small kids and a private study should be away from common areas as the study nooks shown are more for casual adult use and kids play ... the study nook upstairs could be closed off but an open stairwell defeats the hope for privacy with all noise audible through the whole house without more solid doors and sound insulation between rooms but fine details can only be confirmed once you clarify which stairwell suits you best as everything is fixed by the location of the stairs and decision about extra powder room but a wider garage makes getting in and out of a car with kids, prams and groceries so much easier and well worth careful consideration..nb the garages in display homes never include cars or any of the usual things we need to store and rereading your post i would have a wall hung "picture" TV behind one of the couches in the family room...See MoreAnthony Karan
