I am only making slow progress so it could be up to two years before I redesign and rebuild my little house on a hobby farm. Previous reno took 18 months. I envy anyone who can afford to stop work to do it - hubby and I only ever had weekends and much help form friends.

Thank you for letting me know about this detail, because I was seriously thinking of doing it this way myself. In terms of your bathroom, I wonder if a very neat bead of silicone on the top only - of the join between the glass and the vanity - could help? This way the underneath is still fee to breathe and not gather gunk. But I guess then you don't get that lovely clean glass feeling from inside the shower.....

attached plan as stated is about 169sqm but the difference between 10cm and 20cm outside walls was about 10sqm (ie 150sqm) ...allowing for the internal walls or the actual size of the footprint including the eaves? could be where they find the extra ...best solution is to ask them to explain how they calculate the size

Jewel, you are looking for a design/build company where you make use of their in-house design team, and the whole job is project managed by the design/build company. Just be aware that many design/build companies charge a premium price for this convenience. Also be aware that you are not engaging the design component of the project seperately, so that if you love their design, but not their price, you are restricted from shopping their design around to other builders for a better price. You will need to read the fine print of any contracts carefully in respect to potential copyright infringement and their ownership of their design that is part of the design/build process. By seperating the design/documentation part from the build part, while less convenient, does allow you to go to as many builders as you want to obtain competitive quotes. If you decide to go with this traditional process, rather than a design/build company, be aware that not all building designers have the skill set for interior design when it comes to interior selections, and soft furnishings etc. Best of luck with your renovations, Dr Retro
