Apart from the Barestone cladding and the sub-floor brickwork, what are your choices for guttering and downspouts? What is style of house-I'm thinking modern.?? Single floor, double-storey, or other? All of the external materials need to be considered in order to achieve a cohesive style. You want them to work well together. You may want merely to blend, recede into its environment, or you may want to make a dramatic statement. It would help to know style of house and what other materials & specific colours you have already selected or are presently considering. Answers to these questions will help with further comment. We chose Monument Tiles and Guttering with "Surfmist" Fascias and Eaves (varying strength of paint). The Pillars at front were rendered and also "Surfmist" (1/2 strength). The Garage door also Monument - focus is drawn to Pillars and Timber Beam (our home very similar to yours). If you visit the Builders showroom they can usually make these changes on computer so you can see visual of how home would look with colour choices! We have Surfmist aluminium window frames and at front of house White Plantation Shutters. Admittedly we have charcoal colored Bricks but house looks Crisp and Clean it "Pops" as they say. We installed 20 Solar Panels ( no Battery) and Electricity is going into Grid! Dearest bill was $14 and one bill we received $1.92 CREDIT). The panels are on the side of house and cannot be seen from street. Well worth the outlay! I have heated floors in bathrooms and ducted air conditioning and so far we haven't lost power when they were working in street and had cut power to houses!!

Hi Lorena, Given that your aim is to sell within a year this gives us a framework for working up a strategy to get the property to market with the greatest potential ROI. Working back from your realistic sale price expectations you can set a budget for your renovation. I would prioritise the internal upgrades ahead of the exterior. If the internals really appeal, buyers may be more willing to accept compromise on the exterior. On the other hand if it looks great from the outside, but the interior is under done, it may turn buyers off. Marketing images of a great looking interior are bound to drive solid enquiry. Once you have the interior up to speed, you will know how much is still in the kitty to spend on the outside. At the very least get all the currently painted surfaces re-painted, which may also mean some substrate repairs given the coastal location and age of the building. If there is still budget remaining after that, consider your options for the brickwork. Maybe just a professional pressure clean will be enough to freshen it up? Rendering is going to be a big ticket item, so perhaps leave that to the new owner's preference. If an investor buys the property they may even prefer low maintenance brickwork. For colour advice, check out manufacturer web sites such as Dulux and Resene. Paying for a colour consultancy is definitely worth it if you are not confident with picking colours yourself.

Dont rely on google images, they are heavily edited and inaccurate, definately order swatches for accurate comparison. Below is a photo of Dulux Elements powder coating swatches which I have in my office - in the photo you can see (and from my own perspective of this colour) up close Surfmist is definately not 'white' but search the images on the web and yes it looks white (FYI first colour is 'Basalt', second colour 'Surfmist', third colour 'Black' and fourth colour 'Monument') Below also is one of my company's recent projects, chairs in Surfmist and tables in Monument, but looking at the image you'd swear it was 'white and black'. Before you decide Id suggest getting the actual powder coat swatches from Dulux which you can order via their website and then you can compare them and decide. Note: Colorbond Surfmist / Monument and Dulux are the same tone. Good luck!
