Comments (34)the reno programs i've seen show a very unrealistic idea of how quick and easy it's supposed to be... your rooms are so generous that re-arranging the fridge, extra storage and seating at the kitchen bench is easy and i've attached an idea for a walk in pantry for your consideration?? BTW i meant the actual structure of the floor, concrete or timber framed in case you want to try the stove or sink away from the outside walls. I'm glad you like the ensuite and wiw and happy to attempt any variations but, much as i like planning kitchens and bathrooms, i suggest you need to confirm the overall construction, especially the roof, before finalising ideas about the internal fit out eg the yellow gable roof in my last suggestion would probably cost as much extra as the bathroom fittings and neither can be changed easily. The new kitchen cupboards would probably cost as much as the plumbing, electrican and windows but maybe the new kitchen could wait...so its' best to decide where you need to economise before you commit...See MoreExtension plans, feedback/advice sought. Comments (27)I'm not here to argue, but an approved plan can be resubmitted as a variation for approval. The blind acceptance of an approval limits your creativity, and the clients ability to obtain the best possible solution. This problem requires thinking outside the box which is what we have offered. The client must decide if the process and cost of approval of a variation is worthwhile. They shouldn't live there wondering if only we had done this or done that due to a blind acceptance that once approved there can be no variations. Realistically everything that has been suggested should result in the need to seek an approval especially when changes to plumbing are considered. Erase what you are not happy with and redesign that space without the shackles of poor space planning. Comments (7)One quick suggestion would be to reduce the size of the bathroom by using a shower bath, OK for kids and introducing a study with a window to suit the western aspect which could add good extra ventilation and natural light. Comments (29)retain the second living area, better resale value as more rooms and you will find it more useful the longer you stay. until the children are in primary school they will want to be in the same living room as you so they will play out in the back living area but over time you will be happy to have a separate play room full of toys you dont have to look at constantly while in the kitchen. I would definetely put both children in 1 room for at least 5 years then you will have another room that could become a third adult sitting/reading area. courtyards let in light and could almost become the second living room, or could turn out to look neglected with dead plants and somewhere you have to sweep up all the time its windy?...See MoreMathew Ball
