Comments (69)we're building in Childers Qld (Zone 2) on top of a hill 120m above sea level with no chance of being built-in as we are on a 69 acre block. Quite windy all the time predominately from the SE. All outside doors will be security. Roof has vents in the gables on all four sides so I can leave open to purge heat during summer and close off in winter. Bed 2&3 doors used to be adjacent bathroom door for cross breezes but a layout change in the bathroom meant having its door on the east now. Not ideal but necessary. Dark colour unfortunately is dictated by our very red soil that will stain any light colour so had to go dark, would of preferred light. Comments (10)This is a tricky one to do without a serious spend, and looking at what it is & needs done questionable as to whether it's worth the hassle & expense to wrangle it into shape - you'll be redoing everything except for possible a bedroom or two and so think of it as close to a full project scope. It of course depends upon land value and your budget & goals etc....Whilst I'd typically support a renovation where possible over a KDR, this one will likely require work to every part of it, and it's a $600K flagfall/min spend (likely higher) and still dealing with a skewed/compromised footprint when an alternative plan aligned to the boundaries will give you cleaner and more cost effective outcomes. To get the zoning and light you're after would involve a flip/swap the master and kitchen zones with some sort of extension to the back that is open plan L/K/D connecting directly to the rear year (which I'm assuming is north(ish), expand existing bathroom into existing laundry to get bigger/better amenity and include laundry with the kitchen/pantry somehow. You'd have to accept no garage or some form of tandem carport at the front if you extend directly to the back...... But as kate suggested by the time you crunch the number likely you'll find you'll spend similar money either way and (whilst this goes against my sustainability principles) aKDR will most likely prove a better value option....See MoreNorth East Facing House Layouts
Comments (120)theatre next to alfresco would block kitchen or family room from outdoors and you need wide views of the backyard from busy area if you want a pool but theatre can be swopped with master and space next to the kitchen was always a scullery and the computer nook is in the family room these rooms are reasonable sizes and furniture helps explain available spaces and i've shown the simple hip roof but keep in mind that this plan is more than 100sqm smaller than your original so would be much cheaper to build but you will still need external shutters to screen some windows for some parts of the day during hot weather...See More- 7 years ago
