The grey on the western wall looks dark and purplish on my monitor. It may come over as too imposing and monolithic on the southern face. If you're sticking with the grey palette then a warmer tone would suit the sandstone better. Does Dulux have a colour palette recommendation that includes your Berkshire White plus a grey? Check online or in store pamphlets. But, for such a big, expensive, and impactful paint job I would actually be tempted to get a colour consultant. You're not just repainting a loungeroom wall if it doesn't work!

We have an old house with bagged walls over brick. The walls were already bagged when we purchased house. It looks good to me. I have no idea what colour bricks were originally, the only old pics we can find out the house it is painted, built late 50s. When we bought half the house was painted a rather confronting orange terracotta and half was cream, the house was a failed renovation project. We have painted it blue and white. I really am happy with it, it is certainly not smooth like rendering which I think would have not looked right for this house.

Thanks Anne and I will look at pale grey given the maintenance considerations. I have already paid for a colour consultant who was great but the Reckless grey she suggested for the house render and basalt gutters/fascia and front wall were too grey when we had the render samples put on and while it had a modern look, it was not giving the beach/coastal feel. I will head back into our inspirations paint store this morning to see if I can find the warm grey colours that have the most similar colour make up to Dune, and go from there. Anne you don't happen to know the dulux colour most close in composition to Colorbond Dune so I know where to start? Thanks again and I would love to hear from anyone who has got a dune roof and hear if they tried light coloured gutters and what render colours they have used on their walls.

Hi Lorena, Given that your aim is to sell within a year this gives us a framework for working up a strategy to get the property to market with the greatest potential ROI. Working back from your realistic sale price expectations you can set a budget for your renovation. I would prioritise the internal upgrades ahead of the exterior. If the internals really appeal, buyers may be more willing to accept compromise on the exterior. On the other hand if it looks great from the outside, but the interior is under done, it may turn buyers off. Marketing images of a great looking interior are bound to drive solid enquiry. Once you have the interior up to speed, you will know how much is still in the kitty to spend on the outside. At the very least get all the currently painted surfaces re-painted, which may also mean some substrate repairs given the coastal location and age of the building. If there is still budget remaining after that, consider your options for the brickwork. Maybe just a professional pressure clean will be enough to freshen it up? Rendering is going to be a big ticket item, so perhaps leave that to the new owner's preference. If an investor buys the property they may even prefer low maintenance brickwork. For colour advice, check out manufacturer web sites such as Dulux and Resene. Paying for a colour consultancy is definitely worth it if you are not confident with picking colours yourself.
