Comments (17)Check out your local $2 shop/reject/hot dollar shop/Lincraft/Spotlight stores for big blank canvases (no frames) and vases etc that you can make your own. Create your own abstract art or cover it with a stunning piece of fabric to fill the space on your walls and horizontal surfaces. Do get some table/floor lamps - any room will feel far more homely and cozy with them rather than overhead lights (just remember to use warm bulbs!). Comments (23)This is very similar to our floor plan (yet to start building) ... same as you we have our backyard to the north, kitchen to the east, dining table in the middle, lounge to the west. And we had the exact same dilemma where to put the couches. We decided on position 1 but in an L shape with a couch along the west wall and north wall. And we will have two arm chairs or ottomans in your couch position 2. We decided on this because it feels more open and didn’t want the TV to be a main focal point. Comments (17)Thanks annb we just try not to think about it too much, there's the offending neighbours house of brick then a brick fence 1200 and then 1000 to the front bedroom wall and a step back of approx 3 meters to our dining open plan. We have planted a Ficus hedge on the wall and planted Olive trees in front which we keep trimmed, just a funnel. Comments (22)depends on how often you need the extra bathroom and how much you prepared to spend? (i'd expect a modest redecoration of the old bathroom to cost about $15,000 without changing the location of any fixtures, a new kitchen about $15,000 and the second bathroom needing new complex plumbing, new walls and unexpected extras to cost at least two or three times as much if not more (assuming the BC agrees) and, where will you do your washing?.. contrary to other ideas i would prefer to keep a laundry without the second bathroom but removing part of the wall between kitchen and living area would allow for two options for a new laundry "cupboard" and a more spacious open plan kitchen, dining and living area at a fraction of the cost of the second bathroom...(say $40,000 for new kitchen, Euro laundry, floor coverings etc) my concern with the extra bathroom is finding a connection for the new toilet into the sewer which would probably involve digging a trench in the concrete floor to bury the pipe to connect the new toilet to the sewerage under the existing toilet ..my new kitchen and Euro laundry without relocating plumbing but, if you are prepared to completely rebuild the old bathroom and kitchen and rearrange walls this idea adds an extra bathroom in an easier location...See Morepruddiesmum
