Comments (13)Be a bit careful before replacing the outdoor furniture with expensive items - thieves often have a first go, then come back a few weeks later knowing that they'll get another haul with this second haul being new! (low lives!). Think about putting up security signage as a deterrent- unfortunately house showings are prime time for thieves to scope out a home. If potential buyers ask about security your agents says "I'm not sure, there's signage...". I'd go shopping for second hand table and chairs that you can fix up cheaply (a coat of paint/stain is easy) or even some el cheapo trestles from the local hardware store and then jazz it up with coloured runners/placemats and outdoor plates/glasses when you're doing your open house - the buyers need a narration that they can insert themselves into easily - remembering that a lot of home buys have 30 minutes allocated to see your property and that's not enough time for them to be "creatively visioning their life in your home". I'd also put some large pots with seasonal colour and invest in some LED curtain lighting on hooks that they see can be put up/pulled down (for Christmas/parties) - it'll give buyers a lifestyle image in which they can see themselves entertaining family and friends. If you can borrow an outdoor umbrella for the seating area and some outdoor beanbags for by the pool you'll be on a winner that you can easily pack up and not have spent a fortune on....See MoreOn trend shelving in kitchen .... Shelving without any bits and bobs on it, above a window looks great, but I have visited a few homes with shelving (without windows) that is actually lived in and not a display home and it does look busy, and cluttered. I have decided to go a polytec black wenge, full height cabinets to the ceiling, sophisticated , warm, and clean. A home should be a living curation of things you love that work for you and nobody else. Comments (36)I have a relatively small but very well designed house of 160M2 on a block of 1000M2. We get lots of northern light in all the right places. Garden views and connection from every room and plenty of borrowed views. Outdoors we have space for produce gardens, fruit trees, outdoor patio and BBQ area, a fire pit, play space and a native garden. We also have a large, private courtyard off the master bedroom and a small one off the en-suite bathroom. And utility spaces to the south (washing line, hot water, outdoor compressors for air con, garden sheds etc). Internally we have 3 bedrooms, a study and open plan kitchen/dining/kitchen plus small activity area for the kids. None of the rooms, other than the activity area are poky. Because it is well designed there is no wasted space, and it flows really well, accomodating two adults and 2 teens while providing a good balance between connection and privacy. Ample ceiling heights, 2.4m high windows and sight lines that connect with the outdoors means it feels spacious despite its relatively compact size. It’s such a joy to live in this house.
