I would have to say, it is not, a no no. However, how you decide to do this will determine whether it is positive or negative. If the toilet is in direct view as you enter it is likely to be negative, but the impact can be reduced with a smaller pan and an in-wall cistern. Noise and smell are often factors that will influence the decision. So, the smell can be overcome with an automated odor extraction system and there are also low noise inlet valves available. As far as property value is concerned there is a multitude of scenarios and just as many opinions, so consider how much convenience this will give you and how long you intend to stay in the property? perhaps it may be better enjoy your home the way you would like it to be.

I have 3 questions about your space, Do you want external access for laundry to back yard? Is there a window/external door in there? Could the bath be just a nice galvanised tub/large plastic tub/baby bath that hangs on the wall until needed? (Filling & emptying it happen in the new shower with flexible spray arm???) My first thoughts are to keep all the plumbing across back wall (if no door planned) and move the entry door to the linen cupboard on right hand side. Then make linen cupboard on left front wall and accessible in part from both sides ie. bulk towels etc outside upper wall access (behind shower) then laundry basket & other storage is inside access, How about a modern shower which is 13-1400 mm square (same position as current layout) with a 7-800 mm glass door on left and a tiled 600 mm blade wall on the back right hand side which the laundry stone bench butts to (window over?) Leaves 18-1900 mm length on back wall to accommodate the tub/sink and washer dryer. If you place the washer/dryer under the bench and a 500 mm wide storage cupboard you gain a greater bench area for sorting etc and wall space depending on window for shelves, hanging rack etc. If you really want a bath Decina have a corner model and a rectangular to fit these dimensions and then you would need a shower screen (will this be the only bath?) With the door into this room on the right it creates the better flow straight ahead to the laundry and left with some privacy to the shower/bath. The linen cupboard is a good size and you could have a hatch on the outside right to the laundry basket inside which could even be on wheels in a recess/niche. Hope this makes sense and helps a little. :-)

Nik Star, I’m jealous of your bigger space ; ) - but so happy you have now been reacquainted with your messing tape! We are toying with the idea of putting a cavity slider in. Thank you Ripple Effekt Siriuskey - yes I really LOVE the concept of a “wet room” - Never imagined that our space was big enough for this but now seeing it’s possible, thinking about trying the bath under the window, then the shower and then vanity on the bottom left corner - just flipping yours slightly. Just trying to find a good bath that’s narrower design to allow for the biggest vanity possible. You are all awesome!

always great to have space for a basket and/or waste paper bin...my suggestion has the new shower in the old toilet space and hopefully a standard 1500 x 900 shower stall with sliding glass door would be the easiest and cheapest option with easy access to the towels and less hassles with drainage (although the old toilet window needs to be considered) a standard toilet in a 800 x 800 knee and elbow space, standard 1200 vanity with custom sized counter and drop in sink allows underbench space for a basket and there's a wide mirror and/or mirror doored wall cabinet and also consider extending the counter over the top of the toilet for my favourite streamlined look
