"Architect-designed houses are not accessible to all." This is a myth championed by the building industry. Alternatively, why not focus on the key benefits architects bring to a project. Here are a few for you: • Appoint an architect to your project and you’ll gain a home designed for the way you want to live.The alternative is a builder-designed home that suits what the builder is used to building. Quality builders will ask for plans and specifications to be thoroughly documented so that they can go ahead and do what they do best, which is build. Working out with the owner what you’re going to build and why is the architect’s role. • An architect manages planning approvals. This process is complex, often arbitrarily applied by many Councils, fraught with pitfalls for the novice and is ramped up every year with new hoops to jump. If you want a professional on your side who knows the territory, will go in to bat for you and will forge a way through this minefield, you need an architect. • If you’d prefer to put the works to tender to a number of builders rather than having to accept the quote of the builder you started the process with, you need an architect. • If you’d prefer to protect yourself with a proper, architect-managed ABIC contract that works equally for both parties and is legally enforceable, you need an architect. • An architect will minimise costly changes during construction as he or she will produce a proper level of drawings (expect 20 x A3 pages for a new home, rather than the 1-2 pages you’ll receive from a drafting service.). The reasons for this are that you have on paper exactly what you want to build. Without this, you are entering a contract with a builder with none of the details resolved. You wouldn’t do that if you were buying a house, so why do it when spending an equally significant amount of money? Unfortunately, some builders see this approach as an opportunity to happily accept constant changes from ‘project managing’ owners because it’s just another variation that he can charge for. The longer he is there, the better for his margins, particularly when there’s no contract to speak of. Finally, an architect is a specialist with a professional duty of care, irrespective of financial gain. In other words, they’re there to support and protect you, without benefit to themselves. No one else in the building industry can provide this.

Good on you abstar9511 for choosing to Renovate! I've personally gone through a renovation in the last 18 months and it is worth it. From the pictures the house looks to be in fairly decent nick for a Perth original, especially one by the beach with our salt and winds. Hi oklouise, thank you again so much for your suggestions to help me reflect on my choices! The great thing about this whole process is that it has really helped me clarify my must haves/dealbreakers and nice to haves. Key elements that I don't want to forego are: 1) a "master suite" with large WIR + private ensuite+ direct private garden access/views. The current northern bedrooms are elevated and do not allow these elements and better suited to small kids as no external doors and can be eyeballed from the kitchen. 2)The kitchen must be the heart of the home and connected to all living spaces so the host never feels disconnected from guests & can watch kids from almost any living space.I attended a party last weekend which had the kitchen blocking the living room from the outdoor space and the host commented they regretted it after renovating. 3)The dining room must be an end destination vs a corridor so it does not become a dumping grounds for bags, mail & everything else as the nearest flat surface to the entry point. 4) All new bedrooms must also be min 3 -3.2M wide on the narrowest side for me to justify them. 5) I reviewed all my lookbooks and tear sheets pulled to date and its a clear pattern that I want my 'adult' living and dining/entertaining spaces connected to the rear garden preferably wrapping l-shape round a deck or courtyard garden. In a sense 'broken' vs open plan but still visible through glass etc. 6) I would not be prepared sacrifice the prime N/NE aspect with utility rooms. 7) I don't wish to place a verandah at the front as it will never be used except extra maintenance and can create shading in summer via other methods. 8) capacity to rent out room with private living quarters. There are many splitter blocks in my area and I don't need it to operate as legal dual occupancy. 9) single level living -no second story bedrooms etc. 10) separation of main bedrooms when renting out section of house Phew....I think thats most of the checklist criteria I have been working to. Still think tanking the street appeal/front facade style but its probably leaning toward lux byron bay beach cottage meets modern coastal with some retro elements to hint at the history of this 1950s house!

The good kind of mad! (Most) old houses ooze character, warmth and heart as much as new ones do chemicals and cheap fittings. I am a housebody, and love being in my house - I spend my money on it, instead of out clubbing and yes, there are always unexpected costs (new hot water service, leaking toilet...), but if you were renting you would have nothing of your own at the end anyway. Three years ago I bought my first house, a fairly original sandstone 98 year old lady in need of some TLC. No builder's reports in this little town, but then she cost me less than a landcruiser... Things I planned to do, but took forever because of rusting nails, old sizing, old quality workmanship include painting the whole thing, top to bottom, pulling up axminster carpet and getting the floors polished, putting fans and air conditioning in. Things I was hoping to avoid for a few more years but can't, include replacing the original roof, swapping the three-cupboard sleepout kitchen with a bedroom, redoing the bathroom, complete with new plumbing and actual drainage to the septic pit (which I had to have fixed a bit), and then I think the best option for the back room and laundry is just to rebuild them....But I don't regret this house, or the journey it's taken me on. Even if it has turned out to be a much more expensive journey than I thought! With time and google, you can do a lot yourself. Before I moved back three years ago I had always been n provided accommodation, so had never used a drill and only changed a couple of light globes, but now... I took a chimney and fireplace down on my own, then re-pointed the stone and put in a ceiling panel to close it up. I have painted, put up shelves, taken down cupboards that were built into walls, patched cracks, filled gaps, pried off skirting boards, and generally turned it into a home. For the more major stuff, like putting a doorway through a foot thick stone wall and rewiring an original bedroom to house a modern kitchen, I am getting the professionals in. good luck!
