I absolutely agree with what Siam and MB Designs have said. Two smaller bathrooms are definitely the way to go - unless you're planning on spending the bulk of your time at home in there:) Two smaller but classy bathrooms will improve the financial value of your home and the living experience (sooo not fun "holding on" because the only bathroom is occupied) remember that the clever use of mirrors, smart shower screens, clean lines and clever storage ideas can make a small bathroom feel lots bigger.

Storage in the overhead mirrors, tiles laid on the diagonal, space saving shower screens and frameless showers will all make the rooms feel bigger.

We had the same dilemma. We have one large bathroom that is made up of 2 smaller rooms, one an actual bath room and the other a shower and toilet room. We have chosen to go with making one our ensuite and the the other the main, it's taken a long time to work out the best floor plan but I'm positve that this is the best way to go for resale down the track.

I remember, some years ago, looking at a house where the owners had decided to forego the ensuite because the main bathroom was just across the hall, and there was another small bathroom downstairs. You know what? The thought of having to wander into the hall and meet kids, guests, whoever, to go to the bathroom in the middle of the night was a turnoff.

And to add insult to injury, the space that should have been the en suite wasn't at all well used.

I disagree! I prefer one spacious bathroom with a big shower and lots of counter top. I would set up my house according to how I want to live and not according to how potential future buyers would see the house.

I think having two toilets is great, and two showers a bonus especially when you have visitors. Get an architect in for design ideas, better than regretting design after the fact.

How many bedrooms is the home? As soon as there are teenage kids in the house 2 bathrooms is necessary.

Good quality fittings, simple design. My ensuite is just under 2x2m and is a perfect size. What helps is I have no shower screen and the vanity and toilet are wall mounted so the floor space looks larger.

I think there's a point at which the size and functionality of an en suite makes it debatable whether it is an asset to the property or not. A tiny basin like in the photo and lack of wall space for towels rails is a negative for me.

If the house is three bedroom you don't need two baths and you might not need two showers but a separate powder room can be useful when the bathroom is in use or for guests to use without the residents having to move their toiletries and wet towels out of the way. So I was thinking would a two way bathroom including a toilet and a separate powder room enhance the spaciousness without the downside of 'only of one bathroom'?

If the house is four bedroom then I think it becomes more important for it to have both a bathroom and an en suite.

I agree with georgi02 about clean lines and clever storage to make the most of the space.

In addition to Houzz I get a lot of inspiration by looking at real estate websites. Houses for sale have been prepared with professional advice on needs and presentations. Look at properties that are similar to yours. On the other hand if you intend to live there and enjoy your home, I would take the advice of macymacmaples and incorporate a powder room next to the bathroom for an additional toilet.

Last year I purchased a 2 Bed Villa unit that had one Bathroom without a toilet and a separate toilet.
I turned the separate toilet (pictured) into my teeny tiny ensuite (also pictured) and then put an extra toilet into my main bathroom. Best thing I ever did and I wouldn't have it any other way.

No matter how tiny the ensuite is it is better than not having one at all.

In our area where there are mainly older and mid century homes the homes with two bathrooms are $100k more than the one bathroom homes, we bought into area two years ago and did a lot of research, that is only my observation from looking for my own home

Personally i wouldn't buy a house with only one bathroom. It might be one thing to share a bathroom with your kids & spouse but do you really want to share a toilet with tradies & guests? I speak from experience, you do not want to share with tradies & even if you aren't renovating at some stage they will be in your home.
