Shared laundry guest bathroom wanting spash and bench top advice pleas
Comments (12)Progress, our laundry is becoming a laundry bathroom and sink is in and washing machine working a big relief when you have 3 children under 6. First photo can see washing machine sink next to external door, I was planning to mount dryer above bench but have found out my dryer is not able to be mounted on wall..... oh well I don't use it very often it can live in the garage maybe more overhead cupboards Second photo new external door where window was ,,, am loving the extra light and the direct access to the clothes line. You can see the existing toilet area. The old broom cupboard now has a window for light and ventilation and plumbing for shower Third photo the opening for the new cavity door into spare bedroom yet to be completed. The plumbing showing hole in wall as we have put an outdoor shower both hot and cold, taps for washing machine and sink. We also had to put water and drain in for shower. In answer to the costing $5500 for the demolition, doors windows and all plumbing. cabinets $1500 $500 for the fittings taps 2 showers etc Still have to tile and paint We are happy with the way it is looking...See MoreAdvice on combined bath/laundry plan
Comments (8)aiming to avoid problems with the window or expensive alterations my suggestion includes a frosted glass sliding door instead of a dividing wall (with or without an extra panel of glass to fill in up to ceiling height)...a simple shower screen would be the thinnest and easiest to install and allow space for a freestanding small vanity with medicine cabinet and the biggest sink for dual purpose laundry and personal use and a combo washer dryer and overhead cabinet under the stairs behind the bathroom door with just enough space to squeeze in an ironing board, broom or vacuum...there's no obvious advantage to stealing space off the ensuite and many will say it's always best to live in the house for a while before changing too much...See MoreFloorplan advice needed, where to put laundry
Comments (14)I was just thinking of making more of a substantial open living space, in terms of the extra floor space to the east, as I can see it being the part of the house that we would be in all the time. In terms of the north side, we are on a corner block and so there is a 4 metre setback on that side, which we are already at. I don't know much about these things, but I assume that wouldn't be able to be changed. I am planning a nice garden on that side of the house anyway, which I am excited about, and we like to have the space all around the house (i.e. no fences close to any of our windows, giving the feeling of privacy and space in a modest suburban block). The other thing I think of a lot is regarding passive solar design principles, and having our house oriented the way it is (West facing), I am reluctant to do anything too major unless we can really capitalise on this. Having the bedrooms on the northern side does work really well for us at the moment, as we use them a lot - with small children napping and my husbands office being on that side. Although that will change when the kids grow up... I'm hoping we can at least add some skylights or something like that into the extension area/kitchen in order to bring in more light. Comments (21)Thank you Geluka and Margot, the breakfast bar won't be 2 level, the app we used to draw up this design doesn't allow a single piece of bench (to wrap around the support column) hence the split level look. We will have a glass door for our mud room/laundry entrance. Probably won't have a pergola as the courtyard will be quite small and narrow post extension. I am considering moving the oven tower to the end of the bench housing the stove top. Assuming a 900mm stove, 600mm oven tower that will leave 600mm clearance on either side of the stove top.
