After rearranging furniture for a week I have come to the conclusion that we probably do need more space now kids are growing. We had been considering an extension, but not sure whether we are making the best use of the space. Would love any input on these plans.
The existing house is a compact, rectangular brick 3 bdrm home. What we really wanted was to create more living space, but the builder advised us to add another bedroom if doing a major renovation, to make sure we add value. The third bedroom is also very small, so it makes sense to use that as a study or spare room.
We have a double garage that was built parallel to the house by the previous owners - we have never used it as a garage because there is also a double carport, so the garage became the kids playroom.
Current plan is:
Join current house and garage by opening up the current kitchen and creating a galley ktichen to open living area
Build stairs in behind kitchen (one side of kitchen storage will be built in to the space under stairs, including fridge) up to a Master bedroom with balcony, WIR, Ensuite, and study.

Image 1 - existing house is the rectangle on the right - 3 bedrooms, lounge/dining/bathroom/laundry/kitchen (not sure what has happened with measurements but laundry is about half the size and also is the rear entrance to the house which we use as main entrance because of location of carport)
Image 2 - upper level extension to give new main bedroom etc.
