Study/guest room dilemma

Hi. We have in our new apartment a very small study room that I need to do double duty as a sleeping area for the occasional short term guest. I have bought a chair/bed from IKEA and now need to install some storage for computer needs/home office. My recent guest (who used the chair/bed successfully) thinks I need to keep all the storage on the walls so as to free up floor space. That is, using floating shelves, cupboards and perhaps a fold down work area for my laptop. A big ask I know. I don't know whom to call to do this work and feel I need someone with good ideas as well as carrying out the job. I did call one local company but the ball park figure they gave me was way above what I expected. No doubt they are the top of their field, but this is just a small project.

Can anyone suggest how I might go about finding a suitable trades/ideas person to achieve my goal?

I'd find an interior designer actually. They can advise on where storage should go as well as organise the installation. Most trades will just put it where you want it rather than considering if it's the better location.

Or you can add photos and a plan on here and I'm sure there will be numerous interior designers willing to give further advice.

Hi Sydney, where are you located? We offer interior design service and regularly do small problem solving jobs. We can also manage the 'build' component and arrange the trades etc.

Hi Katie, can you move your office somewhere else while your guests are staying? Maybe put the bedhead under the window and push it hard against the left hand wall, that will give you about 67cm between the bed and the door, room to sneak in a small bedside table (if queen bed is 153cm wide and room is 220). Not ideal as the person closest to the wall would have to shuffle down off the end of the bed but it's a very tight space for a queen size bed. You could maybe then put a small chair or two and table against the wall between the end of the bed and the wardrobe for a sitting area for your guests. if your desk needs to stay would it fit along the wall where the bed head is currently? Assuming you don't want to swap the bed out to a double.

Do you have any other access to the backyard? Lane at the rear etc? If not... I like your plans but I wonder if you will miss the access down the driveway. Possibly a problem should you sell later on, or should you need to bring large amounts of materials etc into the rear yard. I'd think about using the front of the house for all the bedrooms. Possibly the sun starved middle room for the master suite. Extending it though to the room you have marked as pantry. I can't see the dimensions, so I hope it's big enough. And use all the rear space, minus the bump out, as living. You could maybe pull the kitchen into the centre, looking out to the yard, pantry + laundry behind it against the for mentioned bedroom. Splitting the living area up a little. And giving you much more living space.

There is a difference in proposing changes for the purpose of your own functional needs, as opposed to speculative value-adding purpose. The latter is always a roll of the dice and trying to 2nd guess potential buyers, which is (IMO) never a sensible approach to a building project. Without understanding the entire house/scenario, it's impossible to offer judgement one way or the other. Design decisions should always be considered in the overall scheme of things, and as always balanced against your goals and of course costs involved. A Bedroom straight off a dining room will not be very appealing, however potentially a small study space could be deemed a logical /practical space. If you're serious about it best seek professional design assistance to help you work through your options. Cheers PD :)

Hi. I still have not resolved the fitting out of my study/guestroom after all this time. I'm expecting a visit soon from a rellie who said he could install shelving etc. if I know what I want. I'm attaching a photo of the little room and would have included a rough plan but my efforts to get it on here have failed.

However I have included it here for a rough guide. The room measures 2700 x 2200 mm. As you will see from the photo there are double glass doors leading onto a small balcony. The sofa/chair fits just inside the entry door and can extend along the longer wall to 1880 mm for sleeping.

If you have any ideas I'd be most grateful to receive them.
