Need help with Laundry and Bed4/Study floor plan

Hi everyone,

I would like your help on what you think would be the best layout/plan for the laundry/bed 4 study area of this home design.

The main reason for wanting the design changed is because:

  • I don't want to access the laundry via Kitchen/WIP, carrying baskets of dirty clothes through the kitchen

I
have come up with 3 alternatives, but I would appreciate your input and
ideas. I have attached a site plan, floorplan and the alternative
options.

GENERAL BACKGROUND INFO

Location: Leppington NSW (South West Sydney Region)
Block size: 12.5m x 29/30m = 370m2
House size: 23sq
Occupants: 2 x young adults, first home, not married, no kids yet
Situation: Will live in the home for 6 months to maybe 1-2 years - may sell or lease afterwards

COMMENTS

I'm
not too fussy about the pantry and whether it is a simple cupboard or
walk-in-pantry. In my opinion, I actually think it is too large for a 23
square home. I would prefer a bigger laundry to fit a dryer on the
floor instead of mounted above a washing machine. If my partner and I
choose to live in the home, we will most likely be using the Bed 4/Study
as a Study room instead, so I feel that a built-in-robe is not
necessary. It is really hard to come up with a decision because I want
the home to be practical for us, but also for everyone else in case we
do sell the home.

DESIGN REQUIREMENTS

  • Access to laundry via hallway/foyer
  • Minimal structural changes so that it isn't too costly to change design (as this is a home & land package)
  • Must have some resale value (I don't want the design to de-value the home if we choose to sell it

QUESTIONS

Is 2.7mx3m for a spare/4th bedroom too small?
Does it de-value the home if the 4th bedroom does not have a built-in robe? Do you really need it?
As
the external laundry door faces west, I was thinking of changing it to a
solid 820DR instead of glass sliding doors? Is this a good idea?
