I recently decorated our beach condo on a budget. Items to consider are bowls or clear glass vases with found shells displayed. Sisal rug and woven baskets make a coastal feel. The baskets are great for storage as well. I used white light and linen drapes found at ikea.Because of small size of room, i have glass tables to help maximze space. I am adding shutters found at a flea market as headboard for guest bedroom this year. I found many useful items from community sales. I frequent local beach decor shops some pricey to get ideas for arranging and adding items. I would put couch so can look out window to garden. Put it floating in the center of the room, Tv on wall. Two chairs sort of where they are now in photo. Small table and chairs located near door and kitchen. Looks like not much space there but look at ikea furniture as it is for small spaces. One ikea table is shown to be against wall and then pulls out to enlarge, it might work for you.

Cassansrabrill - This problem intrigues me quite a bit. Would you have the name and brand of that navy please? And thanks in advance! I am sufficiently intrigued with the idea of navy walls to obtain a sample pot and have a 'play'. Its been my life's work studying colour and perfecting a colour-mixing teaching text for artists that is irrefutable... so I am always interested in anything that challenges it. Living spaces are places where we need to feel 'at home' so not so much about what trends and styles dictate, personal preference always prevails. I hope you resolve your problem. I have a dark little house, all natural timber with arctic glass in all the original windows. Whilst it makes for privacy, when the light and sunlight 'bounces' of the disparity in the glass surface, its amazing how the light from a certain angle totally changes the otherwise dark walls of the room. Mydesign0401 would have experience with this too. Try the window film, there's a design for every style and preference, the cost would be minimal if not to your liking....and that's the operative word...LIKEing! I've just had an idea from something Mdesign0401 said...'vertical space'... Are you going to anything more with the ceiling? We are fortunate to have so many products today that you should not have any drama finding some sort of paint or application for the ceiling that will reflect the light downwards. A brand called RESENE manufactures "shimmer" colours.Some very interesting effects can be achieved with this product. If you likethe idea of navy walls you may wish to consider sampling the RESENE Digital Blue ()Astronaut)...that's the base colour... M40-046-279 The base colour is applied first then a transparent coat of what they call "Pearl Shimmer",.another is "Pixie Dust", both are waterbourne pearlescent glazes..=overcoats..(.not meaning shiny like varnishes). but nevertheless ideal for creating shimmering and softly sparkled finishes over colour. Alternatively, although I have not experimented with this myself (yet!)...from what I can acertain from the manufacturers...the "shimmer overcoats"...and there are several different types, I suspect may be applicable over...'ordinary-other brand' colours.....Just an idea...something I would try myself over either acrylic or enamel paint. Houzz is such an inspirational site!...from the above I've recalled that there's a clear metallic for application over timber... exciting! I'm like a kid in a candy shop whenever new paint products appear! RESENE's staff (not the retails stockists in hardware shops) are highly trained in properties of their product. Hi there Victoria, Just trying to add a few more ideas, with a separate Pantry/Landry cupboard (this can easily be ducted and when the doors are closed very quite). Fridge and appliances all along the wall, the island can be what ever size you would prefer. It would also be nice to have a computer desk next to the kitchen by the window. I would also prefer the living area off the sliding doors to the alfresco area Bedroom 4 could have full height sliding doors coming together at the corner this can be close off or left open for times when extra space is needed for the family. And built in Wardrobes in the master would work best, just have something that blends in and looks special.

Are you sure the roof is stainless steel?? That is VERY expensive and only used in very exposed corrosive coastal locations since it lasts forever. I think it might be Zincalume, a low cost but very durable and very common roofing material that has a light silvery surface and should last for 50 years. Definitely do NOT paint the roof black (or any dark colour), it would add more than 10° to the internal heat load, and you would have to spend so much more on insulation and on-going AC costs just to get back to where you are now. Have the roof checked and repaired by a roof plumber instead. If it's an old leaky galvanised iron roof at the end of it's days, replace it with zincalume. The porch roof looks like it needs replacing, but I would replace it with new roofing, possibly the insulated sandwich panel kind, that has a smooth white underside, then add a gutter to the front edge so you don't make your visitors walk under a waterfall in the rain. The canvas awning suggested earlier would not last as long without looking tired and would require the removal of existing roof structure, so I think it would be the more costly option (and you would still have the waterfall problem). I would leave the front fence as is, it ties in nicely with the house, but trim the tree. The back deck could easily be roofed to match the front, and be more useful to tenants with weather protection. It would be good to make all trim colours the same, and against the cream brick I think the dark grey you have on the front door and columns works quite well. I would make the other windows and trim, as well as the weatherboards over the back door match that if it just involves painting. However, it's not essential and if it means changing powdercoat finishes it would be too costly to be worthwhile in a rental.
