Comments (2)At the moment the larger plants just draw your eye straight to the bedroom windows..... exactly what is not wanted..... so go with what georgi02 has suggested. Some smaller grasses up to sill level. There are some great grevillia's around that stay low, as well as Lilli Pillies (Acmena Smithii) that can be hedges but low like a box hedge. Another row in front of the retaining wall as well. The red pot doesn't help with as it again draws the eye up. Comments (11)Hi Jaimia, I tend to agree with 12sally12 sentiments. Celebrate the house and it's foibles (boxiness, entry, colour, balcony treatment). However it's great to adapt a home to make it yours - just making the right decisions is the hard part! The extent of change depends on your budget and your tolerance for inconvenience. I've listed a few ideas that vary from 'nice to have' to significant structural (and cost) changes. These will affect the colour scheme, and therefore the way it will appear overall. Roof – dark colours appear heavier and more dominant. Your home looks to be built in the 70's, it's likely due for a new roof soon. Consider a fresh new zinc or white colorbond roof. Upgrade the gutters and downpipes at the same time. Balcony – remove the clutter (replace handrails), and extend the balcony beyond the face of the main facade. This will give the effect of elongating the front elevation of your home. The detail of the new handrail extending along the continuous balcony frontage should in turn provide a fresh new look (more contemporary). Arches – these could remain, or go (depending on your desire to keep the quirkiness). These are likely to be aesthetic brickwork only - but check with a structural engineer if these can be removed. Entrance – there are two parts to this: The first aspect is to do with the appliance from the street frontage. Prioritise making the front door the most welcoming part of your home. This can be done with a pathway from the front of the site, with garden areas and great planting to accentuate the entrance to your home. The other aspect of the entrance is how entrance 'reads' from the outside of your home. This depends a little on your location (and climate). As a guide I'd suggest revising the entry wall, including the door and windows proportions to 'open up' this part of the facade to the street. This should be designed in the context of those iras listed above, as well as benign conscious of security and protection from sun loading. Comments (6)having owned and rented out a house for over 20 years before recently moving in our experience includes..you do not have rights to access property while the tenants are in residence and don't add anything that would need to be looked after by tenants...Talk to your accountant about the difference between capital works, repairs and maintenance especially about the best timing for anything for your own aesthetics (like rendering) and doesn't effect the safety and rentability of the house, make sure all electrical and plumbing is in cleaned excellent working order including air conditioning, heaters, exhaust fans, power points, light fittings, hot water service, taps (inside and out) gutters, downpipes, sewerage and drainage so you will know the condition of the home before the tenants move in and better identify any subsequent damage (compared to normal wear and tear) and also helps avoid expensive emergency repairs..Improvements worth considering include adding security screen doors, repairing and/or replacing hinges, knobs handles and locks every cabinet and door, replacing old fences and anything not in good working order. Have at least two sets of keys for every lock and a written means of identifying every key for every lock, clean exhaust fans and chimneys and ensure there are enough required smoke alarms, including in the garage. Comments (1)The vent on the gable , do in stark white . The barge boards and the bits on the gable etc look blue to me -- you seem to say they are green ? Either way , go charcoal . The buttery yellow could probably stay as it is , or go a creamy beige . But where I would spend some time is get a ( probably charcoal framed ) new window made , probably 2 panels ( upper half , lower ) . The dark frame and no fake brass and no criss crosses will add to your whole place -- keep it clean and simple , with nice framing ....See Moreacharyaanisha
