Comments (17)I'm going to assume that when you say the rear of the house is east, that's the kitchen! If so then you have a great northern aspect across your kitchen and living areas. I would think that opening those areas into a large space would be great especially considering your limited budget however make sure you adequately eave or screen those windows for summer. Come winter it will be lovely and warm and with the right eaves, lovely and cool for summer. Considering you have a 4th bedroom/study you can also use that as a separate kids space when you have guests so you don't necessarily need two living areas. As for the bathroom unless you have a second toilet somewhere don't make it one big space. We have this problem at the moment and you really don't want to have a shower while your kids doing their morning poo. Comments (4)Hi Aravind, Personally I'm a fan of minimising impervious surfaces, and would try to attain different levels of landscaping with native vegetation, lawn & permeable paving. This doesn't sound like what you are looking to do, but if you do go ahead with concreting a large portion of your backyard, keep in mind that water which would have gone into the ground will be redirected to somewhere new. Definitely make sure that the concrete slopes away from your house to avoid damaging your footings/house (instead of the potential termites doing it). Regarding the kitchen, it can often be worth chatting to an architect/building designer if you are likely to do more renovations down the track. They will be able to help you come up with (and draw up) an overall concept so that you know that your kitchen will work with any future renovations and don't end up knocking down or redoing anything, which can save you down the track. An example would be if your kitchen was not in the best location to make use of your living spaces or faced the wrong way. If you were gutting the whole thing, you could be better off moving it now to increase the livability/value later. Comments (41)answering your questions: change the sliding door to a bench height sliding window and use the salvaged sliding door in the western end of the dining room where the best entry position is for the deck, you MUST have a proper legal drains do not consider anything else...the drain pipe for the garage laundry can be on top of the concrete floor, behind the washing machine and through the sink cabinet and/or under built in storage and only needs a few cms not a whole floor and no stepped up area that you would see or trip over.. the laundry can't be in a separate room as there's not enough space for a separate laundry without compromising the size of the garage...a laundry cupboard 80 cm deep is enough for the washing machine (allowing for the drainage pipe) you could use the old line cupboard to store anything you want but it's not cost effective to change, the entry foyer is already as big as in many modern homes and there's generous flatpac biw space in the small study.... the family bathroom is 2380 x 2370 (ie the old study minus 1m for hall way and wall thickness and, arranged exactly as shown to allow for the wide window there should be space for a bath up to 1800 x 750, vanity about 1200 x 500 and shower space 1200 x 800 and leftover space makes the small linen cupboard with the door deliberately opening towards the shower to use the back of the door for hanging racks for towels and clothes....btw i understood your priority was maximizing separate sleeping rooms and minimising costs...my last plan has five separate sleeping rooms plus the lounge with sofa bed totalling sleeping places for at least 10 people plus the potential for bunks in the garage so you need to decide what is most important and where you're prepared to compromise...See MoreHow best to reno our old fibro home, what to do with the sunroom?
Comments (13)it's great looking old cottage that just needs some TLC but the best investment for a rental would be to increase bedrooms without spending so much that the house needs to earn more income/higher rents to sustain a bigger investment ..my suggestion includes where necessary lining and insulating to make it more comfortable, repair or replace windows, make sure electrical and plumbing is in good safe working order, new lightfittings, floor and window coverings, install an extra toilet in the outdoor laundry, or add an üpstairs laundry and pantry, add pergola covered deck(s) to suit outlook and increase good weather living areas...See Morefb57
