Comments (27)I'm not here to argue, but an approved plan can be resubmitted as a variation for approval. The blind acceptance of an approval limits your creativity, and the clients ability to obtain the best possible solution. This problem requires thinking outside the box which is what we have offered. The client must decide if the process and cost of approval of a variation is worthwhile. They shouldn't live there wondering if only we had done this or done that due to a blind acceptance that once approved there can be no variations. Realistically everything that has been suggested should result in the need to seek an approval especially when changes to plumbing are considered. Erase what you are not happy with and redesign that space without the shackles of poor space planning. Comments (63)the only mistake would be not making the best of what you already have.. it's a great house and the size and location of windows can help improve PSD ...YourHome.gov has lots of ideas for improving design for existing homes with less than ideal orientation but depending on your local climate "north facing" isn't always ideal for every room.. we deliberately built a south west facing room because it's good to have light in all rooms, western sun is great in cold weather and overheating is easily controlled with insulation and external blinds and a south facing room will be easily cooled in hot weather ... a highlight window in your rumpus room will help brighten the room and allow for easier furniture placement and shade cloth roller blinds on the outside of the alfresco can shade western sun from kitchen and family living and dining areas...good luck with your build and enjoy your new home...See Morelooking for advice/feedback on living room changes
Comments (15)l'd lose door 1 and have two sofas to keep the sitting area connected to the fireplace. The TV could be on either wall. This pulls the circulation space away from the sitting area, which should make it feel more comfortable. Also you wouldn't be entering the house to face a blank wall. Comments (11)I hate toilets without basins. It's such a design fail, and kind of grossly unhygienic. But putting new plumbing in and moving walls can get really expensive fast. I suspect that one of those loos with the cistern basin is definitely the most cost effective way to deal with the problem. For some reason I've never like them though. What are your walls made from? If they're solid brick, and if the floor in the bathroom is different from the hall then moving the wall out could get quite expensive. Also, how are you going to deal with the plumbing? You'll have to run it along the side wall somehow, or chisel out water and waste pipes through the floor. If you reverse the door so it hinges out into the hall, and not into the bathroom, you might just have room for a small basin, especially on the hinge side. Your room is really narrow so your basin has to be teeny tiny. Maybe an oval shape, so there's no corners to bump into. Something like one of these?
