Hi Deco Everything that I have collected part from the dining set which was an investment has been from garage sales. So I am quite happy to part with everything... I think the most expensive was $10.00. My problem is that I cant focus because you are right. I just have too much going on in different styles. Going with the style of the dining table - where do you think I should head with rug choices from everything I am reading - it says I should zone out the room?? I am staying away from leather couches and heading towards a cotton fabric. I really just want the space to be comfortable. Thanks for the tip about the ideabook. I've been collecting here and then, but mainly watching how people solve their dilemmas. I look but don't comment much.

the plants on the back fence will give good impact once grown. The rug is more of a pain. This would be a cleaners nightmare. Gives the area impact but not a suitable design choice near a pool. The mirror looks good but near a bbq you are always going to have to wipe the grease from off the mirror. The plant will also have to be removed once you start cooking. The chair is to close to the bbq and the fridge. So this would have to be moved to be able to work in this area or open the bar fridge fully. I do not mine any of the furniture but not a suitable out come for the area where the design seems not to be workable. Vision is important but design area must also be hassle free.

Attach are photos. I have been told by 3 different bathroom / plumbing co's it is not mould. They have scraped out some grout, put new grout in & the dark stain has come through again. The builders warranty expired Nov 2015. The builder passed away about a year ago but his wife is still alive & she was co-builder / co-vendor. But, as I'm out of warranty not sure if I have a leg to stand on. It has been suggested that the experts scrape out all the grout, silicon the bit where the stains are & re-grout & maybe the rusty nail stain doesn't break through the silicon / new grout. Can the wrong nails be used in wet rooms that has therefore rusted? Is there normally special nails for wet rooms? Has anyone heard of a 10 year builders warranty - standards & tolerances - for major defects; possibly like this? Thank You. It's very annoying I must say.

We have been building our house for over two years now. The supply chain downturn has made it a nightmare. We are camping on the mezzanine floor of our warehouse so it isn't costing us to wait, but if I had rented a property while building we would be in trouble now. I purchased most of our plumbing supplies early in the build so at least those items have not gone up in price, but many others have. We ordered and paid for a cantilever pool awning in February this year, and it was sent in three lots. The last delivery was two weeks ago. I suspect the company was having a hard time getting it out of China, so not their fault. We had quotes for fly screens/security screens that totalled over $25,000. We had to forgo the security screens in favour of fly screens for most of the house. We had a quote for a large aluminium mesh panel to place on the front left corner of the house which was over $25,000 also. The fencing company got an order wrong and we ended up with the wrong colour louvre panels on the front driveway sliding gates, plus the wrong colour for a fence. We have managed to turn it into a positive by keeping the wrong coloured louvre blades, and they will now be put up vertically on the front corner of the house, instead of the aluminium mesh. They are six metres long, but the house is two stories, so all good. We had to keep the gate panels the same, so the wrong colour will have to be exchanged for the right colour. People are still building houses here, and some of them are going up very fast, so I don't understand why ours has taken so long. We have purchased most of the goods locally, but I suppose the suppliers are having trouble getting them from overseas. I am at the point where I am losing interest in this house, which is a shame because it will be a beautiful house when finished.
