Turning something that is run-down into an inviting space again is very rewarding. We have always done diy but never again!!! Exactly true that it is one of the last things to be done in either a reno or new build & of course it does save money. You should be aware that you pretty much need to spend all those lovely savings on take away food/alcohol/sedatives (personal choice) to compensate for the loss of arm & leg function at the end of the endless days work. Neighbours may complain about loud music & swearing or nudie runs to the pool to refresh & start the process all over again. Deny the urge to diy if possible & pay someone but get referrals first!!! Tips to all who "do it yourself" 1. It starts with the preparation & the plasterer must be on his game...that's where a lot of the trouble starts & ends with a bad finish. 2. Buy everything in bulk from tape to brushes to rollers to trays etc. 3. You will always be back at the paint counter for just one more tin to either start again or finish up. 4. Stock up on fast food standbys like pies, sausage rolls, pastries, microwave dinners etc. or have the pizza guy on speed dial. 9. Don't ask the children to do any painting unless you have the patience of a saint & are prepared to go over everything they do "to help" or "feel included" 10. On that subject if you have small children do not even think about diy. 11. Book & pay for a holiday in advance while you still have money to recuperate from what is essentially the worst job ever with even more precious time to spend reinstating furniture, curtains, long lost essential items of comfort & most of all sanity. 12. Say sorry to everyone you ever knew & you didn't know what you were thinking at the time, have excuses at hand like......................................................................................... I/We saved soooo much money!...They said it would be easy...Everyone does there own painting don't they...I thought this colour was more red/yellow/green/blue like the sample pot...I rather like the spatter effect & I think it will be a new trend...Surely you know that "Marsala" is the Pantone 2015 colour orf the year?...Don't buy any paint, I have plenty of left overs and a complete range of sample pots...here they're all yours! ;))))))

When I first wrote in August 2017 we got a lot of great suggestions and comments. At the time we had accepted the limitations of the block (easements, tree, solar access etc). It is now one year later and I can tell you we found a way to move the garage to the south-west corner. This allowed us to move Beds 2 and 3 and the bathroom to the northern side. Pantry and laundry between garage and kitchen/living/dining. I think it was all of the comments and suggestions that encouraged us to look at it again from different angles, rather than just accepting the limitations. Thanks to everyone for their generosity! The solution involved working around a lovely tree (it is nice, just in the wrong spot). It is still in the way (council said we couldn't remove it) but we've opted for a long, curving driveway that starts on the other side of the block and weaves its way around the treeline to the garage entry. Not ideal, because a large portion of the front setback will now be a hard surface, instead of a garden. But if there is one thing that designing teaches you - its all about compromises. Further to some previous comments I’ve made over the past few years on various subject matters ; anyone that would like some further detailed information on the subject on sun control window insulation films as an option to consider for improving both heat loss and heat gains through windows ( also referred too as window tinting and / or glass tinting ) , including glass security /glare control / fade protection and decorative glass treatments etc can check out some articles I had printed in the “ The Owner Builder “ magazine no’s 180 & 181 ( Dec-Feb 2013-2914 editions ) It may help those understand a little better the product for those having various issues, such as this present subject matter on cooling methods , in this comment section . As others have mentioned, one product may not solve all their particular problem/s and quite often more than one product / solution may often be required to obtain a better outcome . I’ve found a lot of problems start initially with overall buildings design , orientation and the amount of glass / windows used and their sizes /design and type / amount of insulation used overall . Having been in the window tinting industry for about 38 years now and covering both domestic and commercial buildings , I’ve noticed how the weather patterns changed to an extent that the solutions/ products that may have been available / used some 30 odd years ago ; now have new and updated products / solutions on offer .
