Comments (62)apennameandthata i don't know... vertical is more shed like style, while we still have a colonial style base and veranda. Dust will be an issue here (although its not so bad in that particular spot on a river, good protection from trees) but pressure wash will be regular practice anyway. Thanks for all your suggestions and I will take all on board, especially sandstone ideas. I don't this I want this house to look pretentious, but how can I describe that, I am after some subtle "wow" factor or something a bit different, but it must look like we knew what we are doing and YES, I want it to look like high quality build and not a transportable house or kit home. The house rectangle is so simple that I worry it may have that boring factor in its looks and that is why I am looking for some ideas. My problem is a tendency to overthink but I hope I will find a balance at some point :) At this stage I think: galvanised tin everywhere (or that zincalum), rusty steel posts, aluminum windows with timber look, sandstone features around main door and sandstone chimney. Comments (13)I'd mostly be using upstairs for storage space - you have to build up pretty large dry food stores if you want to stay self sufficient on a homestead - but given where I'm looking at building a bunk-room for visitors unexpectedly trapped by heavy rain would probably be a consideration so I want to make sure I plan my plumbing (for an accompanying bathroom) according At this stage I've marked the stairs here on the first floor plan. The footprint of the storage room would be (I think) 3.2m x 2.8m and the staircase would eat into this. Edit: I also have the general impression most people see themselves having larger families than what I personally consider right for me, so I imagine future homeowners would probably be appreciative of being able to turn upstairs into a 'kids zone' with additional bedrooms,rumpus room etc...See MoreTerrible floor plan and limited budget

We've held off on doing anything major so far BC we wanted to live in the house, see how we use the space and try to anticipate how it might change as our kids get older. It's really the ensuite needing doing that's prompted us to start seriously considering what we want. We're not 'throwaway' people so we want to spend time getting it right before we start. Siriuskey - thank you for your plan! Utilising the two bedrooms would give us a great family space. And I would LOVE a walk in linen press. We just can't understand some of the decisions the original owners made. They commissioned the design from a local firm - and the owner was actually a retired builder! Just weird stuff, like at the moment, there's nowhere in the ensuite for towel racks to go. The vanity has drawers that only pull out 15cm so nothing really fits in them. You have to make sure someone isn't opening the shower door or standing at the basin before you open the ensuite door. We have a broom cupboard in our main living area.. not to mention the family bathroom and toilet entry being right next to the couch. The living room is a thoroughfare and difficult to furnish. The dishwasher has to be turned off at the wall BC it's constantly being accidentally started as it's so easy to lean against... and you can't have the cutlery drawers open at the same time as the dishwasher (the kitchen is slightly different to the plans). Comments (2)consider a custom designed steel shed made to A1 class residential standards ..we've almost finished building a small holiday house in a remote area and none of the earthmoving equipment, delivery tucks or concrete mixer had any concern about access (would be good to know what the specific problem is for your road as it's essential to make sure access is safe and reliable for any other builder and ongoning access)....maybe that builder just doesn't want the job as he can service several projects at once in "town" so you need to check with other builders to compare) what about rural building companies or ask the owners of any newer looking homes in your area for recommendations) ..our shed company organised the earthmoving, the slab and supply of the frames to our design and we use our plumber, electrician, tiler etc etc... the steel framing and cladding was delivered on a flat bed truck and erected by two men in a couple of days and we expect internal lining and fitout to be just as straightforward....but, we have an owners builder permit and had to organise soil inspection, design and plans, BASIX, engineers design for the slab and piers, sewerage, water tanks, fire prevention and safety and have negotiated all the details ourselves where a willing Architect and/or builder could take care of all that to save your time but, regardless of who is responsible, a steel shed house is very much in keeping with a bush setting and the building is fully supported on external walls so makes the inside floorplan very flexible ...look forward to seeing what you decide to build, best of luck...See MoreUser
