Need help with Queenslander floor plan

last modified: 8 years ago

Our Queenslander has joined living/dining rooms and a separate kitchen which opens up to the dining room via a pass through. We would like to make the living areas more open plan so had thought about swapping our current kitchen/dining rooms and knocking down the wall that separates them. The wall that separates the kitchen from the living room currently, we would like to leave, as it is the only wall without windows in our living room (so we can mount the TV on it). We would also like to build decking out from the current kitchen (to be dining room) and put in sliding doors, so we have an outdoor living area. We are not sure if this floor plan will work well, and are also concerned about whether it will affect resale value by having the kitchen visible from the front door/deck. Any suggestions as to how to modernise the floor plan of the living areas would be greatly appreciated.

Edit: When swapping the kitchen and dining rooms, we were thinking about having the cupboards, fridge, pantry, oven, cook top etc. against the wall with the windows (changing the windows to act as a window splash back) and having a kitchen island (with waterfall edge) extend out from the wall that separates the living room and current kitchen (to be dining room).
