Comments (9)Sorry to be a downer, Suzanne, but the minute I saw your table I immediately thought bulk so I have to agree with Leelee, that it will visually fill an area, especially where space is tight. That said, I do love the table. The other thing I am looking at is the table with your sofa - the sofa is much more formal and delicate and suggests a period design, while the table is ultra modern, heavy and casual. I'm wondering what chairs you would put with the table to balance these differences out and that won't be swamped by the table. Love the example Dy has posted for you, he always has great ideas. There was a lady once on Houzz who had an extremely tiny home we helped her decorate and she went with predominant whites with shades of blue and natural elements and the result was restful and really beautiful. Her tiny rooms were beautifully decorated without making the rooms looked swamped. These make great backdrop colours and you can see from the two vases of flowers just how easy it is to add some additional colour. Comments (17)Hi. We were just discussing same option on the weekend. Our solution was......make up a timber frame to cover door ( like a false free standing wall) insulate with batts to reduce heat/ cold/ noise if required and then just gyprock over. You could actually do two false walls so if at a later date you wish to remove just half for whatever reason, it would be easier. These walls could even be on sold at a later date as there is def a demand for similar fit out. For the single door, you could always put cupboards under and then build them in by creating a false bulkhead to hide the roll or move one of the cupboards and construct a built in media cabinet with bulkhead once again to hide the roll. Comments (25)First ,is removing excess furniture an option? Second, why bar fridge in the dining area, that really ruins the look. Seems that you can not move dining table closer to the kitchen because you have light pendant above the table, so can you move piano where your black couch is and couch on the other side of the room instead of creamy colour sofa . I notice the luck of coffee tables and side tables,that's probably why you like to sit around dining table, it is not visitors friendly and doesn't encourage conversation or interaction. Comments (4)imo the biggest challenge/cost would be removing all those big solid walls, changing doors and windows and repairing ceilings and not the extra plumbing (new bathrooms and kitchen cabinets, fixtures and appliances cost the same regardless of the extra few metres of pipes) and a new location can make the most of the available space but it can sometimes be more cost effective to add an extension rather than attempting to squeeze too much into an existing building but you need an engineer, builder and plumber to give expert advice on site ... better not to assume that one option is better than another but collect a variety of ideas and ask for quotes to compare actual prices but do you have a realistic budget? i would expect to pay at least $50,000 for a modest new kitchen and bathroom in the same locations before removing any walls or adding an extra bathroom and new laundry and the combined ens/wiw is too small and would be better to have a good sized ensuite with biw and there's not enough space for a bigger island without compromising space in the family dining area...there are so many different options but we need more info...are there any good or bad views, what is the length and width of the block, is there a garage, is there car access into the back yard, what is the distance from the house to each boundary, describe your climate, where is north on the plans, how many steps are there from the back and front doors to the ground, does the block slope and in which direction, how much headroom is under the house and in the roof space...is there any potential for an upstairs, downstairs or an extension into the backyard?...See MoreMB Design & Drafting
