Is this the only bathroom in the house?

Can it be relocated somewhere else?

The big bath really shrinks the room down. Would a smaller bath be an option?

It is not the only bathroom, there is also an ensuite that we will be renovating also (both upstairs bathrooms are very tired) and a new modern bathroom downstairs in the studio apartment.

Given that you have raised the issue of relocation - here is the full floor plan of upstairs, if we didn't move any windows or the kitchen (it's new) and the rest were up for grabs, what would you suggest?

Oh yes, I see what you mean, that's an interesting approach. Bed 2 has a built in robe. The other option we thought of was to make the ensuite the family bathroom and create an entrance off the entry way. Close the access to the bathroom and make it an ensuite for bed 2 now becoming the master.

Yes theres a few options to choose from.

I would have the main bathroom somewhat close to the middle of the house otherwise you'd need to walk to front entry to use bathroom.

The current ensuite could become the WIR instead. New ensuite next to the relocated bathroom perhaps. Still 2 bedrooms but you get the WIR and ensuite you're probably preferring. The kitchen could gain a pantry.

not a good idea to have it opening into living area..believe me we have our WC behind our kitchen cupboards and you could still hear it from our dining area..so any plops you will hear..and when someone goes you'd know..no privacy if you have guests..

longbeachgrannyflat. Mechanical ventilation or as you've noted. It is NCC 2016 under Part 3.8.5.3 (Health and Amenity)

As you have a fair amount of floor space overall, it should be possible for you to shift bathroom (and especially toilet) away from the kitchen-eating area. Don't rely on mechanical ventilation. With Queensland's climate being good (relative to many others), you should try to position rooms containing toilets on side walls so windows can be open a lot of the time.

Hmmm ... this is a bit wild but at the moment you have a bathroom where you really don't want a bathroom (for all sorts of reasons including aesthetic, hygienic, practical etc – I can't even imagine using the bathtub as you then emerge into the shared public zone of kitchen, living/dining room). So, first do not spend more money on upgrading it.

If the bathroom is just removed from that position your living dining room becomes a larger freer space that relates to the kitchen better. You also have a room labelled 'Lounge' – do you really want, need or use a separate formal lounge room? I would be inclined to relocate the entry from what should be the quiet, private end of the house (bedrooms, bathroom etc) to the kitchen, living/dining room end and reconfigure the whole house. The WIR and the ensuite are very generously sized so you could probably crib some space from the WIR by shifting the wall between it and the lounge back a door's width to allow space for the Bed 1 door to be shifted ninety degrees counter-clockwise. Close off the existing door and make it a solid wall, so the entry and part of the lounge become the shared bathroom (far enough away from kitchen, dining room etc) with its entrance door to the right of the newly positioned Bedroom 1 door. The porch could be incorporated into the bathroom if that works – although you could retain an external door into the bathroom so that you can come in from the garden without going through the rest of the house. The now somewhat smaller lounge could be a versatile room – a study or TV room with a sofa bed/divan for overflow guests. Phew!

I agree not an ideal location, you are about to spend a lot of money and it won't cost much more to change a few walls. Look at the whole floor plan and get this right now. From what you have shown a simple solution could be to put the bathroom at the end of bed 2 with access opposite the stairs and reclaim lost bed space from the current bathroom. I assume void between the two bedrooms is a service void or is it the BIR for bed 2. (WIR's waste a lot of space compared to a BIR is it more important than a decent functioning family bathroom?)

if u want to keep the bathroom where it is, an alternative would be to rehang the door so it swings the other way and put a shower where the current toilet is. Asking for trouble with a free standing bath in a small room particularly with a shower over. The basin you have shown would be impractical in a family bathroom as no bench space and minimal storage. U would need large shaving cabinet, but little kids can't reach them.

I'd make the current ensuite the new family bathroom, and reconfigure the WIR to fit both a robe and a small ensuite. Knock out current bathroom off kitchen and enjoy more living space!

We considered all of your ideas and more, to the point where we had a sure plan, quoted and ready to go - only to be surprised when we actually saw it. That plan was to make the current ensuite the main bathroom and enter off the end of the room, to reconfigure the WIR to a third bedroom and to make Bed 2 the new master with a walk-thru robe to the new ensuite - currently family bathroom. The issue was that despite taking room from the existing wardrobes between the WIR and Bed 2, the area was just too small - so back to the drawing board.

What we have decided to do is keep the same floor plan, knowing that if we choose to sell and return the WIR to a third bedroom it will cost approx. $4K - we think this is a great return on investment, but for our needs the WIR is a big benefit.

It turns out our draughtsman missed some vital space where our current pantry exists so we have been able to utilise that space and move the pantry. This has allowed us to change the opening to the main bath to be adjacent to the back door/hall area which removes it from the kitchen/dining/lounge. Despite our best efforts we couldn't make room for a separate shower and bath, so we will have a shower over bath (island style)

We will retain the ensuite as is but we will make the shower significantly bigger, add a large vanity and concealed cistern toilet as per main bathroom. Same finishes. The trick in the ensuite is that we will cover the existing windows opposite the existing shower with the vanity and shaving cabinet (they are frosted from the outside) so we can utilise that wall and it makes no difference to the outside of the house - plus they are double glazed and don't open on that wall so it makes no difference to light or function.

How about retaining the master/ensuite, then relocate the main entry to the door next to the lounge with rearranged stairs - then convert the area of the lounge to the ensuite as the family bathroom and another bedroom or study.Then demolish the odd bathroom to create a spacious living area?

The bathroom in the middle of house is bad for your health,you'd better not put freestanding tub in it and then shrink your bathroom or change another place.
