Layout Help - Which layout would you choose?
Comments (21)Hi, I'm really enjoying your plans, nice job. I have a few thought I wanted to add :) if your still looking for feedback. Just some elements I think would really work. The garage opens to then entry. I think it would work really well opening through the laundry area. I'd love one like that in my house, as really your just lugging groceries etc through the house to the kitchen. Freeing up the entry to make a nice uncluttered space. You've got heaps of space in there, that you could incorporate a mud room / laundry and still have the small powder room. Basically flip the rooms on their sides. Your kitchen is wide but not a lot of workable space. I don't think you can actually fit that little round table in there. I personally would be considering a butlers pantry or a large regular pantry in some of your space. How about against the laundry wall? Then you could maybe have the fridge and oven in a wall of cabinets on the same wall facing the open kitchen. Then add a long central island. No cabinets against the side walls the island could hold a lot of casual seating if you wanted. Front entry. I personally find a hallway nice, so you don't have the lounge room becoming thoroughfare. How about some double cavity sliders or something similar? Then you have the openness your after but still get the division of space. If your only using a formal dining table occasionally, that might look good placed in the far end part of the original lounge room. You could open the wall up there to the rumpus like you show on one of your plans, it would be a nice flow through. I think doors here would be handy too. You could add a lovely pendant over the table and there is the windows there already, could look nice. Rumpus area. I think just add a big modular lounge and a telly on the far wall, your bi folds and you've got a really comfortable space right there. If you go for a kitchen island, and can't imagine having many meals at the taller height table, you can drop part of it to regular height for dining. Hope that's clear, good luck with it all!...See MoreFrom Blob to 'U Shape'
Comments (4)Hi oklouise, Sorry about the small plans - I'll try upload a better version shortly. In regards to the garage on the middle, i'm not so keen on that, but was going to use that as more of an internal courtyard/entrance way. The rear of the house is north facing and we have view a nice rear outlook which was why the two separate living areas at the back was more appealing It's probably quicker to list what I do like about this house as opposed to what I don't ;-) but basically there is a lot of internal rooms, due to the addition of the family/games rooms before we bought the house. The kitchen looks on to the back of the bedroom wall. Also, as we our needs change as a family, it would be ideal to have a separate teenagers retreat - which is why the two pavilions under the one roof was appealing Thanks for the reply :-)...See MoreG shaped kitchen layout dilemma
Comments (11)I think the sketch you have done is a good layout for the space you have to work with. I'd consider putting the dishwasher under the sink for cost effective plumbing and also when you rinse the dishes they go straight in the dishwasher instead of leaving a dripping mess on the floor. Could the microwave go underneath the bench that's on the return? if you work with a good kitchen designer they will ensure things like doors open properly and dont hit things and that the ergonomics are set up correctly. Good luck! let me know if I can be of any assistance. Cheers Bronika...See MoreWhich kitchen layout?
Comments (24)Benchtop oven is one of those round glass ovens with the element in the lid. Cost me all of $35 and it's one of the best appliances I've ever owned. I cook everything in it and the bowl just goes in the dishwasher. Much easier than cleaning an oven. And it costs so little to run, heats quickly, and cooks superbly. Can't build it in though because you insert food through the top, be removing the lid, and then it gets pulled apart to wash the bowl after use. Accurate dimensions are a problem right now because this terrible virus thing has delayed our move into the house until end July. Very frustrating, but can't be helped. And we can't go to the house at the moment either, so I'm just working off plans as best I can. It's not ideal, and everything will have to be checked carefully when we move in, before we start any work. But I want to get going as soon as we move in so I want to have most of my plans almost confirmed. With the latest plan, I don't think I will reuse the existing cabinets after all. The kitchen is in excellent condition. I just hate the design. I think I'll sell the kitchen and start over. The cabinets seemed to work for my original plan - even had those lovely corner drawers! But I like your idea much better, Siriuskey, and the existing cabinets just don't work with that layout. I think it would be cheaper to sell the kitchen and start over. Maybe keep the oven tower with oven and m./wave in it, as they are in excellent order. Also keep the dishwasher, which probably doesn't even have to move at all....See MoreTina Steer
