Comments (22)For a rental, I would look at creating a car park where the front lawn is. off street parking is a bonus in most area, it might also be used as a turn in so you don't have to reverse out of that driveway. And maybe set it up as somewhere to store the wheelie bins too. Also I would take a good hard look at that massive tree in the front corner, and any other trees near the house. The roots may have caused the existing structural problems, and if so would create issues with a new build. Finding a decent property manager and excellent tenant would be my priority though. If you are in a popular location and asking fair money then you may not need to do much. While a buyer cares about cracking brickwork, a tenant won't care as long as it doesn't leak. Maybe defer spending on the home until you have a tenant, in case you can claim the expenditure on your tax- seek professional advice on this one....See More50s built in wardrobes
Comments (21)Hi Carl, you are right about the possibility of hazardous material but unfortunately our budget just doesn't extend to replacing them (at this stage). We have a few more pressing issues to deal with first (leaky sunroom roof, subfloor ventilation system not ideal, drainage problems in the yard) so cosmetics come last. However, I didn't think of replacing the doors or altering them so that's good news. They are actually handmade ( by their old neighbour who was a carpenter) so I am hoping that they're actual timber and not particle board. I know the two in the other rooms are (I'll upload a photo when I take one, they're quite beautiful) but this one looks like maybe it was added in at a later time and maybe not made by the guy next door. I'll have to think more on it. Hard when we haven't moved in yet - I'm just going on photos at the moment! The memory nook is a lovely idea. My daughter would love it. Comments (41)Hi Sarah, hope you enjoyed your travels last night, that's something we have spent our lives doing plus living in different countries. Do look into the attic room/s they are lovely and the Velux skylights very unobtrusive, look great and if positioned correctly take care of venting any hot air, as I mentioned ours were pivoting ones and could be locked open in several positions. I much prefer these to dormer windows, you don't really notice them. The stairs were built off site and lifted into position and installed, built in. At the time we did ours a very good friend a builder did the same but just completely opened the whole ceiling space right out towards the gutters into a large bedroom play study area for his daughters, also using Velux windows. Glass ceilings, like Velux windows have been around for years, believe me I know, we're both getting older. Velux windows can be used as glass ceilings in opening and non opening configurations. I would love to see you keep the outdoor loo as well and updating the old shed into a new connecting space to the house, perhaps a glass breezeway. I will have another look at your plan again over the weekend. I love your front iron gate as well, auto sliding driveway gates work really well and would really fit with your carport.
