JudyG – Happy Birthday!! Tras – I had that exact issue with where to transition colors, because my house is open concept. The kitchen & dinette are a pale teal .. but they’re open to the great room & foyer, which are peach. I paid the color expert at the paint store for a consultation, and we talked about how far towards the blue I really wanted, I could go in the kitchen/dinette .. leaving a medium green ceramic backsplash, and where to transition colors. We also talked about light & warm colors to replace the dark colors in the main bathroom & finished basement. It was worth the $125, and I didn’t have to wade thru 100 conflicting comments on Houzz! Darzy – I so agree with you, about the scope of fixes some posters recommend. If I asked how well a fabric I was considering for the couch went with other furniture already in that room, I wouldn’t appreciate people telling me to paint the walls, change the windows, replace the flooring, and change the stone on the fireplace! Another subject for us OLLDs to chat about – Consumer Reports magazine/website – are they really unbiased & even handed? Do they have a bias against high-end manufacturers or products?

I am getting really ambitious...going out to pick some rhubarb so I can make a strawberry rhubarb pie. The new house has a strawberry bed and today's haul was enough to add to some rhubarb. The only problem is my hubby will probably make the filling as he doesn't like to add any sugar at all...I like tart, but I think it tastes best with a small amount of sugar to bring out the flavor. He really likes to cook and I don't, although I would do more baking but as soon as I get the ingredients out and the rhubarb cut up, he'll be there to take over. Note - I am not going too crazy...the toughest thing about this crust is unrolling it from the package!

@ Barbara...Oh dear, dear Barb, always sitting on the fence...ha ha...(my turn to say something that I mean but not really say it so to speak....all in the ha ha!) Don't know how you manage to stay on everybody's side as well as your own...you must have a Diploma in diplomacy girl! I could never do it as well since I am afflicted with "foot IN mouth disease"...(that's everybody else's die-ease,) not mine. I appreciate the ability to voice a different opinio and I respect the ability in others.. I dislike black as a decor accent anywhere. The furthest I will go is Charcoal...now THAT'S an interesting shade for a toilet seat! I've seen all colours in ceramic toilets, even sickly purple- pink and all colours in plastic toilet seats including black...mostly black...well ALL black then..some .with an open space at the front for reasons that should be ovbious. Have not seen one of those since the 1940's though. I recall that in those times most vehicles on the road were also black and when my Dad sent from Nauru Island where he worked for some car paint...all there was - was black. Dark Days those! Why bring them back in tpoilet seats? So, now that we've experienced all colours and some lids with embedded artwork, some of it not really good....why not a charcoal toilet seat? Why has it "gotta be white?" Why, Maybelbridges, do you think you can see if its clean ONLY if it is white? Is that why everybody is painting just about everything white? Tis a puzzlement! Having returned to this poll and given due consideration to all comments....I think I will also sit on the fence..(.opps...seat) and say...weeeellll.....what does it matter what colour as long as it keeps a lid on things? And...for me...I'll opt for something to the left, something you can polish to a high sheen with fragrant O'Cedar and say...gimme a warm wooden one any day above all the rest.

Hi Emma, As you say, whilst it's lines on a page, you have a precious window of opportunity to get it right - before you make all these choices and decisions permanent ones you are forced to live with. So I hope you'll appreciate my honesty, and not be offended by it. I am incredibly passionate about helping people create homes that make their lives better, and I want you to achieve the best outcome possible for your home, your budget and your life, and that's why I don't mince words. I have such concerns about this floor plan generally Emma. I can understand the desire to maximise the view however I believe that the everyday use of your home, traversing all those stairs, and being disconnected from your garden (especially with small children) is consequently being compromised, and will be challenging and frustrating. I think the multi-purpose rooms appear to be space for space's sake ... they lack thought and intention for their use, and the way you need to circulate through or across them will compromise their functionality, furnishability and sense of space. It's interesting that there's no furniture shown in them on these floor plans, whereas the other areas are all furnished. With family homes, I would consider the following: supervision of gardens from indoor living areas has such a dramatic impact on the usability of the home overall, and your ability to get stuff done whilst kids play etc a study nook or somewhere near living areas where kids' use of computers can be supervised, and you have a home 'command station' of sorts is also good the ability to acoustically close off a lounge area - which is the kids' TV / play area is very helpful for long term use I wouldn't split the bathrooms - I understand what you're seeking to achieve, but replanning to group them in one area will consolidate plumbing and your wet area finishes and be more efficient overall consider creating a floor plan that works with access / circulation etc between living areas and garden, and then having an upper floor living area or retreat where you can enjoy the view One of the biggest challenges with homes in Brisbane is that they are completely divorced from their gardens because they have prioritised the view. As a mum to 3 young kids, and having helped truckloads of clients with family homes (and families of all ages), I know this for sure ... the connection to garden ... the ability to move in and out with ease, safety and enjoyment ... is one of the things that pays dividends long term. The view is the immediate and early 'wow' but the inconvenience of having to take a packed lunch each time your kids want to use the yard or pool is infuriating. With clever design you can have both convenience and enjoyment of the view. Your home design dictates the lifestyle you lead in it. Focus on functionality and durability and it will create a home that works now and always. There is no northpoint on these drawings, so I can't comment as to the success of the planning in terms of the orientation - which is something to be aware of also. I'd also be doing a budget check. There are A LOT of wet areas in this home because of how they're being distributed throughout the floor plan.
