Comments (10)Hello Down Under! I love your house. Beautiful and I agree with keeping the color. Really nice. How about replacing the metal staircase with a nice raised deck to fill in that space and give a place to sit and put plants. Then turn the stairs toward the street to make them more inviting. Wooden stairs. As for landscaping after that, well, how about some of those fabulous English borders with lots of perennials? Replace metal awning with wood? Or fabric? Also, if I were you, I would keep the fence. It is ugly but it has great value --especially if you have a dog. How about planting English ivy all along the fence. We have it in our yard growing on a large rock and by the second year it was taking over. This can cover your fence completely and make it look, well, English. It will even grow up the cinder block wall--if you can handle that much ivy. There are some pretty green and white ivy varieties that would look great with your house color. Comments (8)My only comment might be that monument is grey and a nice strong grey but Lexicon is blue based, so I'd look for a gray based white or builders white which apparently has very small touch of black in it albeit it is still white. I think this would keep the undertone matched. For instance, I love green and although I probably won't paint the interior of my home green, Whisper White has a slight green undertone, so even though it's still white, it has the colour tone that I like....See MoreExterior colour dilemma
Comments (7)I would personally go for a lighter roof colour such as Shale Grey. Surfmist is quite white and could be glarie in the sun. Ironstone would attract further heat and could need further insulation to avoid excessive heat buildup. Even being surrounded by trees the roof may cop the heat. Shale Grey roof and facia's with the Ironstone gutters looks quite good together. Downpipes in Ironstone as well. Some people don't like to 'highlight' the downpipes but they are a feature of the house as well, in particular if they're round pipes with the half round gutters. I'd do the eaves in Shale as well. Comments (41)answering your questions: change the sliding door to a bench height sliding window and use the salvaged sliding door in the western end of the dining room where the best entry position is for the deck, you MUST have a proper legal drains do not consider anything else...the drain pipe for the garage laundry can be on top of the concrete floor, behind the washing machine and through the sink cabinet and/or under built in storage and only needs a few cms not a whole floor and no stepped up area that you would see or trip over.. the laundry can't be in a separate room as there's not enough space for a separate laundry without compromising the size of the garage...a laundry cupboard 80 cm deep is enough for the washing machine (allowing for the drainage pipe) you could use the old line cupboard to store anything you want but it's not cost effective to change, the entry foyer is already as big as in many modern homes and there's generous flatpac biw space in the small study.... the family bathroom is 2380 x 2370 (ie the old study minus 1m for hall way and wall thickness and, arranged exactly as shown to allow for the wide window there should be space for a bath up to 1800 x 750, vanity about 1200 x 500 and shower space 1200 x 800 and leftover space makes the small linen cupboard with the door deliberately opening towards the shower to use the back of the door for hanging racks for towels and clothes....btw i understood your priority was maximizing separate sleeping rooms and minimising costs...my last plan has five separate sleeping rooms plus the lounge with sofa bed totalling sleeping places for at least 10 people plus the potential for bunks in the garage so you need to decide what is most important and where you're prepared to compromise...See MoreLiam A
