Hi, tiled walls without tiling could be done with custom printed wallpaper, similar to brick walls without bricks. Thanks oklouise, apologies for the delay in getting back to you. To answer you questions: 1. North is located to the lounge, dining and family room wall. 2. Out the family room and the deck we are a little elevated so we have some nice views out that way. 3. The block dimensions are approx. 20m across the front and approx. 35m in length. There is also a considerable distance from the back fence to the house although I don't have that dimension. The house is situated closest the front of the block. 4.The house is a brick veneer with concrete tile roof. The house is elevated towards the back as we are on a slightly sloping block. The floors are carpet at the moment but there are original hardwood floors underneath that we are hoping to be able to restore throughout the house. 5. Long term we would love to have at least 3 beds and a study. We currently have 1 bathroom so would love to include an ensuite. No ideas for a pool but would love to incorporate a good entertaining area at the back and utilise the bottom level of the backyard for a lawn and possible concreted fire pit/sitting area. 6. Climate wise I live in Canberra. The summers are hot and the winters are cold and the house itself isn't overly energy efficient. Something I am hoping to be able to fix in the long run with proper insulation, glazing and window treatments etc. 7. no space to build underneath. Not really an option for building above due to budget restrictions. I am also wary of extending the width of the house itself as you have done in the plan (which I love and would love to be able to do with the house) as the roof runs along the house. Extending the width would cause an adjustment in the roof potentially meaning replacing, unless anyone has a better idea for this? Any ideas for consideration would be greatly appreciated. We have some more specific questions for ideas in terms of bathroom, kitchen, exterior and living room renos but will post those more specific questions in separate posts. Thanks again!

keep in mind that my plan has single external walls and all the inside and outside walls are 10cm thick to make drawing easier and the depth of the verandahs includes the eaves, adding a brick veneer would use more space and given the choice it would be lovely to plan for a covered walkway and raked ceilings in the living areas and this is a very basic gable roof but there are lots of more exciting/expensive roof options to consider

But if you have more room in the budget and your kitchen structure is in good condition, you can have a cabinetmaker replace the doors and surrounds. Once they have measured and you have chosen a finish, the cabinetmaker will build the new doors offsite and return to install them. So there is basically only a few hours of downtime. Winner!! Create a New Benchtop So if you are going to the trouble of replacing or painting your cabinetry, it makes sense to replace the kitchen benchtop as well. Again, updating this will have a huge impact on the overall look, and can be done at the same time as the cabinetry update. With similar options to the cabinetry, you can now buy specific kitchen benchtop paint. Giving you the option to completely update your kitchen in a weekend. Or again, if you have a more generous budget, replacing it with a new one will give you an entirely new kitchen. Design Tip – Think about things like maintenance, longevity and style when choosing your benchtop. If you’re a busy family, something like a high-maintenance marble may not be optimal. Maybe try engineered stone instead. Or if you love a more organic or rustic vibe, go for a solid timber benchtop to add interest. Just make sure your style doesn’t override day-to-day practicality.
