Comments (20)Changes cost an absolute bomb so consider your modifications carefully Joy. Looking at both plans you've not altered the design much rather you've moved rooms around whilst trying to retain the original content. Some rooms appear less usable as a result. The #2/bed/study is one, seems too small, even the guest bed seems smaller and it didn't appear large to begin with. Without room dimensions it's a bit tougher to make comments however. I wonder why you made the guest bathroom a powder room given the location is such that it won't be used as frequently as the bathroom off the main living area? Sure put the doorway into the guest room so the bathroom can service the bed/study too but don't lose the shower up there. Nothing worse for guests than having to pad through the main living area in their pj's to the shower or worse with a towel wrapped around their middles on the return trip to get dressed. It's enough to put some off their cornflakes! I'd seriously rethink some of those changes Joy they will cost you a lot with little gain methinks. Comments (15)Wilson, one way to accrue a list of potential builders, is to drive around your area of Sydney and make note of which builders and building projects similar to yours as well as those who are currently building houses you admire. I would compile as many as possible and be discerning in your list. You might also notice how long particular builds are taking and if tradesmen are regularly on-site. I realise in Sydney this could be a big job, but it may well be worth your time. Then, check out the builders' websites to see their projects and any reviews. As you move closer to short-listing builders, make an appointment to meet with them to show and talk about your project. Comments (5)Absolutely, 100% ;) .....interestingly with that homeowners/builder's warranty, it's arguably a big fat farce.. because if push ever comes to shove they have limits on how much will be paid out regardless of the job cost, and it's a ridiculously low blanket cap like $197K......apparently it's only rarely ever paid out to even that amount and it's only in the case of say a builder dying or going bankrupt with unfinished works....so it never ever covers the whole build costs even though it's based on the contract sum...how dodgy is that! - shows who's really making the money in this game ;) ........so siriuskey absolutely great/sound advice to have as much insurance in place as soon as the building is completed, so if it unfortunately burns to the ground at least it's covered by a home policy....but cross your fingers while it's in construction and hope for the best!!!...See MoreNew custom build advice on plans
