Definitely contact a good architect/building designer/draftsman. People spend weeks/months on a design that they think works.....but doesn't as they miss so many opportunities. A good designer will pick it almost straight away! An obvious one is removing wall between bed 3 & 4. This will give you a difficult room to furnish...... Not ideal at all. A reconfiguration of the existing floor plan could give you almost exactly what you need without any extra additions of space.

Hi Debbie, The window was always there, the blinds are just down in the Before shot. The sink and dishwasher actually didn't move so you can see how they match up in the pictures. Yes, the benchtops are recon stone by Caesarstone. The process is slightly different for everyone depending on the scope of the job. This would include the trades but not the appliances.

I am definitely seeing that we will be better off removing the wall and utilising the current hall space. Dreamer thank you for your suggestions. I agree with keeping options open for wall space. There is a full entertainment deck the length of current kitchen/dining/living area and wanted to connect that with servery, hence the idea of the dining becoming pantry. Oklouise I am seeing your idea of moving the wall and creating a small entrance to study and master as a good option. Would this limit me to a cooktop with under bench oven, as was hoping to do wall oven. Could the dishwasher remain in the same place? HU-15134623887 houses sits north east facing street. North would be front of Master end of the house. I really appreciate all your expert thoughts and ideas.

Thank you @oklouise and @siriuskey I really like those ideas, they make much better use of the available space! I share everyone’s concern about the distance between the bathroom and the bedrooms. I am a bit nervous about plumbing though, the core section of the house is timber on joists, but the kitchen/laundry/bathroom/rumpus/garage/sunroom are all on slab. The sunroom, rumpus and enclosed walkway need the slab replaced (what is there isn’t level and was a really poor addition), but I was hoping to not have to make major changes around the existing kitchen, bathroom and laundry slab. I’ve drawn a red line around the slab section and put black circles where there is sewer main access. The enclosed walkway currently has an access grate that I was thinking of using for the bathroom in my original floorplan for the bath and second toilet, but aside from that I’d left everything where it is. The ensuite addition next to the master bedroom has a new plumbing line that runs from it to the sewer main behind the garage (I’ve very roughly indicated that line in pink) If I move the bathroom over to the left side of the house, and the plumbing needs to run back over to the right, what are the implications of that?
