Comments (55)Can I suggest looking into having a quantity surveyor assess your property (and you can claim the cost of having this done). They will provide a depreciation schedule for you which will tell you how much each item will depreciate in value over the maximum number of years you can claim. If an item is at the end of its depreciable life, they will tell you what you are able to replace. Even if you only have tenants for a short while, you are able to claim depreciation for a pro-rata period that your asset is income producing. What all this means for you in terms of design - there may be ways to improve the look of your property in line with what you will want it to look like when you eventually move in, which could gain you a tax benefit. Of course, you have to have the $$ to spend on it in the first place. Comments (8)We have a similar issue with a rectangular room and windows at both ends. Our feature wall is much longer than yours so we have decided that the fireplace will be central and the focal point of the room. We will build in a simple unit to the right of the fireplace (the southern end of the room) and that will house the TV and media materials with minimal open display shelves for a few special things. At the other end to the left of the fireplace, where the floor-to-ceiling north-facing window is, we will have enough room for our great grandfather's handmade beautiful Edwardian bookcase and two comfy reading chairs strategically places at the sunny window. Re couches, we will probably buy a two and three seater, placing the longer one opposite the fireplace and the shorter one in an L position at the TV end. There are only two of us so watching the TV will be from the longer lounge and when we have need of both couches, it will be for visitors and the TV won't be used. We will put down a floor rug that allows a border of our wooden floors to be visible at the front of the couches and smaller coffee tables at the end of each couch. I want a nice clear space between the couch and the fireplace to make the room look less cluttered. This is all in the planning budget for the new year and I'm busy looking now at color schemes and furniture that's suitable for the room size. Good luck with your project. Comments (3)your room looks normal considering you've got young kids believe me mine was worse when they were younger .. need to teach them to clean up though in saying that I've been unsuccessful with my 20 years old lol she leaves her stuff everywhere.. you're lacking storage..may be a floor to ceiling unit? TV can go on it? at the bottom ..cupboards with doors for kids to stow away their toys? you've got quite dark pieces and a dark rug ? does the room get much sunlight ? the barn door would be nice you can leave it opened or closed as you wish.....See Moreliving/family room design
Comments (8)You have a huge room, with lots of options and opportunity. So much will depend on the size of your furniture. Some furniture is made for apartments, like a lot of the stuff from Ikea, and has compact dimensions. Other furniture is made for McMansions so is generously proportioned, and sometimes oversized. Find what you like and are comfortable in before seeing how to work it in the room. If the room is only going to be for TV then make it the focus, but if you have views, and you will use the room for other things then the position of the TV is secondary. Don't buy any furniture until you have measured it carefully and planned the room layout, knowing where your TV will fit.
